-- 2011 Numbers are In Happy New Year! 2011 Numbers are In ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ There is a glimmer of hope that the Summit County real estate market may be toward the end of the market decline that we have felt for the last few years. The number of sales were up in homes 15% and in condos 9% compared the last year and last year was up compared the the year before. The average price was down 9% on homes and 14% on condos. A sign that the sellers were getting more realistic on their pricing. Vacant lots are still very low with only 82 sales reported in the multi list system. These numbers along with the unusual (compared to the last few years) activity at the end of the year and so far in January are giving me a good feeling about 2012. Another positive sign is the Denver market seems to be improving, Summit County tends to follow behind. So, what does this mean to you as a potential buyer. Interest rates are still unbelievable (the last two closings I had the buyers got 4% for a 30 year fixed rate loan) and there is still a good inventory of properties (but not as much as two years ago). Maybe you have been waiting for the bottom of the market, no one can tell that until it has passed. In the meantime you could be enjoying Summit County with your family.
