Happy New Year!! We've made it through the holidays and business is getting back to normal.

The amount of property on the market is actually higher than usual - it's a great time to buy while interest rates are low.

Summit County Real Estate Market 2009 in Review~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

 This time of year it's always fun to see what the numbers are. I've got a couple pdf files, One is a history of the prices for homes, condos and land. The other splits up the sales data by area and type of property. The numbers for 2009 were down as expected through the year (and by lack of the phone ringing!) Don't let the increase in average price in the single family/duplex category lead you astray, it was because of the million dollar sales.

The reason the average price of a single family home is up to almost a million is that 51 sales out of the total residential sales 913 sold for over a million dollars. The number of sales is down significantly from 1214 sales in 2008 (60 over a million) and 2146 sales in 2007 (61 over a million)

Through the year I was noticing a lot of over million dollar properties showing that the financing was "cash". I did a quick comparison between this past year and 2008 and 2007. In 2009 there were 913 total residential sales, 257, 28% of them, were cash financing compared with 21.5% in 2008 and 16% in 2007.

This month I'm concentrating on Silverthorne and Wildernest - the annual figures confirm - that's where you get the best value in mountain condos.

This snug Buffalo Village Studio unit will work at a mountain retreat for two. Lake and mountain views. Great complex with pools, tennis, game rooms and hiking trails just out the door. $160,000

I like this two bedroom Villamont Condo. Town house style with the two bedrooms upstairs. Wood burning fireplace, nice southwestern views from the deck. Remodeled kitchen with new counters, appliances and cabinets. Priced at $225,000.

This condominium is right on the Blue River in Silverthorne. Walk right off the patio to go fishing! It is a large two bedroom condo with over 1200 square feet, washer and dryer and detached one car garage. $360,000.

At the top of Wildernest is the Timber Ridge complex. It has one of the nicest clubhouses in the area. This is a two bedroom plus loft with three baths. Room for the whole gang. $379,000.

And of course my listing just north of town. Three bedrooms, 2 baths, attached 2 car garage. Private fishing on the Blue River. Large lot with room to expand. $545,000. More Info

Next to open space in Eagles Nest, this half duplex feels like home. I really liked the private feeling. Four bedrooms, over 3300 square feet, ground floor master bedroom, updated kitchen and lots of outdoor living space. $698,000

Home Buyer Tax Credit Info ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

One of my favorite lenders Jim Doyle of Lake Dillon Mortgage was kind enough to write this article for me.

The home buyer tax credit is still available both for first time buyers and move-up buyers. Expansion of the income eligibility requirements enhances the opportunities. The extended deadline for qualifying home purchases means a buyer must enter into a binding contract by April 30, 2010 and the buyer has until June 30, 2010 to close on the purchase.

The maximum credit amount is $8,000 for a first-time home buyer -- that is, a buyer who has not owned a primary residence during the three years up to the date of purchase.
