The holidays were very busy with lots of visitors enjoying the snow in Summit County. I hope you have a chance to come out this winter.

2007 Market Update~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

It's always fun to figure out the sales statistics at this time of year. Our prices continue to increase but the number of sales have gone down in some categories.

The average price of single family home was $927,315. that's up 17% over the previous year. The average sales price per square foot on a single family home was $318. the median price for a home was $720,000. The number of sales did go down 82 to a total of 510.

The average sale price of townhomes and duplexes only went up 7% to $574,797 with the average sale price per square foot $325. the median was $525,500. The number of sales went down to 432, that almost a 100 short of last year.

We saw a big 31% jump in the average price in condos, up to $384,831 with the median $322,500. The average price per square foot was $404. The number of sales went down there too. 2006 was 1376 and last year 1193.

Vacant land shows similar figures, with the average price going up 27% to $401,008 and the median $313,750. The number of sales were down 84 from the previous year to 310.

A couple interesting things about those figures. Our list to sales ratio was virtually the same as the previous years. Things are selling between 96% and 98% of list on the average. Our inventory is still low, which forces the prices up. It will be interesting to see what this spring will bring. Just let me know if you would like a copy of these figures.

Heeney Property For Sale Currently the liquor store and bait shop. Almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000.

Other Properties I've liked ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

After looking at those average prices, I bet you are wondering if there is anything even half affordable in Summit County.

In the "crash pad" category consider these condos. A studio up in Wildernest for $134,900, unfurnished 339 square feet, and association dues of only $178. per month which includes the heat. Or in the town of Breckenridge a very small one bedroom unit (296 square feet) for $174,900. How about a studio unit at Slopeside at the Mountain House area at Keystone for $188,900. I've know a a buyer who bought there just for the garage parking space.

In the "nice clubhouse" category: These are all in Wildernest. A one bedroom in Timber Ridge for $219,900, a two bedroom with one bath in Treehouse for $230,000 and a two bedroom with two baths in Buffalo Village for $305,000. All of these complexes have indoor pools, hot tubs and game rooms. Walk right out your door for forest trails.

"Short walk to the slopes" category: A two bedroom condo in Taylors Crossing at Copper Mountain for $514,900. In Breckenridge a one bedroom at Main Street Junction for $449,900 and at Keystone a two bedroom in Tenderfoot Lodge for $435,000.

The condos listed above are a good example of the fact that the prices are lower if you are away from the slopes. Let me know what your priorities are and I'll help find the right property for you.
