If you are into skiing we have snow. Lots of property on the market too. Better choices than usual for this time of year.

2008 Sales Figures~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

I knew things had slowed down in 2008, especially the last quarter when we are usually busy. Now I have the numbers to back up that feeling. Our number of sales were way down, yet for the most part prices held their own. Below is a recap, all of these figures are from the MLS.

The average price for a single family home that sold in Summit County was $950,003 that's just a 2% increase over last year. The median was $755,000. Most of the sales were in the Breckenridge area, where 68 homes sold for over a million (currently there are 175 for sale in that price range).

Condo figures in all of Summit County had a 15% increase in the average price ($442,917) but the number of sales was just over half (!) of the 2007 total.

Some areas had a decrease in the average residential sales price. Residential includes all condos, single family, townhomes and half duplexes. Frisco's average price was $519,273. that's down 7% from the average last year. Keystone lost 2%. In both cases the number of sales was about half of the year before. The big increase was Breckenridge with a 17% increase in the average at $828,672.

The vacant lot average price was $507,847, up 27% but there were only 131 sales. The median was $350,000.

Update on my listings ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

 Just listed - Five bedroom home in Blue Valley Acres. Enjoy lots of space inside and out. Traditional two story floor plan with four bedrooms and a bath upstairs and another bedroom on the main level. Freshly painted kitchen and living room. New decks, new windows and new siding is going up now. The full basement works great as a workshop and extra storage. Outside is a three bay garage with heavy duty 220 wiring and other features. Blue Valley Acres is a sportsman's paradise with private fishing rights on the Blue River, hunting, snowmobiling and lake activities nearby. I'm still working on the pictures, but here are some. $310,000.

Officially off the market for the winter, but they still want to sell. Lake Cottage in Heeney This home looks small from the street but your jaw will drop when you get inside. Knotty pine throughout, it's the quintessential lake cottage. A large open living area with lake views opening to a giant deck. Eat-in kitchen with all the modern conveniences (unusual for Heeney). The antique cookstove which is used as woodstove in the living area is a real charmer. One bedroom and a bath with shower on the main level, downstairs is a small family room, two bedrooms and a full bath with claw foot tub. There is also inside storage for a small boat or other toys and workshop. The location is almost on the shore of the Green Mountain Reservoir. Adjacent to forest service land, only about 150 feet from the lake shore (when the reservoir is full). The seller is part owner in a dock too. More info plus the tour on my web site $495,000.

Two Acres on Green Mountain Reservoir $385,000 Really neat land adjacent to forest service land which is surrounding the lake. Ready to build with well and septic for a four bedroom home in place. Give me a call to find out about this unique property. More pictures

Heeney Property For Sale Currently the liquor store and bait shop. Almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. More Info

The Rainbow Village 2 bedroom condo closed for $245,000.

Other Properties I have liked ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Since the Breckenridge area is where most properties have sold, I thought I would concentrate on condos there this month. These aren't my listings, but I can sell them. There is a good selection.

A studio unit at the Hotel Breckenridge for $289,000, great location right on Maggie Pond. Walk to the lift and shops downtown. This unit is a good rental, over $30,000 in gross rentals. Now because there is a front desk, if you are getting a loan on the property it will be a higher interest rate.

Also walk to the lift. This Tyra IV Riverbend Lodge condo is right by the Snowflake Lift. Great complex with hot tub and underground parking. One bedroom with 474 square feet. Priced at $325,000.

Villas a Swans Nest condos have always been a favorite. This two bedroom two bath has wood floors, mountain views and a one car garage. The complex also has hot tubs. A central location between Frisco and Breckenridge. The price shows that it's out of town $384,500.

For a ski-in ski-out location Trails End Condo can't be beat. One bedroom with 537 square feet, deck and fireplace. Mountain and town view. The building has been recently updated and shows great. There is another unit the same size that has really been "tricked out" listed for $449,900. Or do the work yourself, this one is listed for $390,000.

Longbranch Condo complex has had a big exterior remodel in the last couple years. This two bedroom unit is listed for $469,000 with views to the north and west. Complex has underground parking, elevator, pool and hot tub. Great residential in-town location just a few blocks from the Gondola.

For $560,000 you can but a ski-in/ski-out Antlers Lodge two bedroom two bath condo. Two level living with a remodel including wood floors, slate tile, and stainless steel appliances. This condo and all of those mentioned above are sold furnished.

Rates are great! Depending on your credit score and how much you are putting down, you could get 5.125% 30 year fixed or 4.75% for a 15 year fixed rate.

The rates are changing daily and vary depending on the property type, credit scores and documentation required.

I'm reading a book my sister gave me called Fragrant Harbor by John Lanchester, it's about Hong Kong. One of the people in the book said something that really struck a chord. "When things feel uncertain, its a good time to buy. Confidence is expensive."
