in this issue It's winter without a doubt. We have had some snow, but could use some of the snow the front range has been getting. I've got the sales figures up from last year on my web site. If you like it - do it now! ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The frustration this winter is lack of inventory in two bedroom condos up into the $300,000 price range. Our inventory is usually down in the winter, but this year is extreme when it comes to two bedroom units in Wildernest. Today the lowest price with two baths is a 2 plus loft in Treehouse for $293,000! Multiple offers are the norm. Last Friday an agent in my office listed a 2 bedroom 2 bath in Gore Trail for $310,000. (the last sale was for $287,000 in November). There were 3 offers by Saturday. The same thing happened with a Buffalo Ridge 2 bedroom 2 bath condo listed for $225,000. It was under contract with a back up in a day. So at the present time, if you see a condo you like, don't hesitate, go for it! Hopefully as we head into spring more will be coming on the market. Update on my listings ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Two Acres on Green Mountain Reservoir Now $397,000! Really neat land adjacent to forest service land which is surrounding the lake. The liquor store and bait shop are for sale in Heeney! The price includes almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. The prices haven't been going up like some other areas of the county, but now we are seeing some increases. The lowest price in the Keystone area is a studio unit in Gateway. A short walk (but I wouldn't want to do it in ski boots) to the River Run Village. Priced at $152,500 there are 430 square feet and the monthly dues are $210 which includes the heat. The lowest price one bedroom is a 606 square foot Key Condo unit located between River Run and the Mountain House area. Priced at $183,000, those dues are $456 but don't include the electric heat. In the 200's you can get a two bedroom at Wild Irishman for $234,900. It is sold fully furnished and has new appliances. The Wild Irishman complex has beautiful grounds and an outdoor pool that is open year round. You do pay for that with dues of $567 per month (not including heat). Right in the River Run village is a one bedroom (641 sq ft) in Expedition Station. The price is $249,900. The complex has a outdoor pool, hot tub and fitness room. The monthly dues are $353 per month, that does include the heat. When buying anything in River Run there is a 2% of the sale price transfer tax. The older units at Keystone tend to be very spacious. Just a short walk from the Keystone Village area are a couple of those in Quicksliver and Tennis Townhome. The Quicksliver unit has two bedrooms, two baths and 1317 square feet. It's a remodeled top floor unit with vaulted ceilings for $299,000. Monthly dues are $558 that doesn't include the heat. Also two bedrooms with 2.5 baths at Tennis Townhomes. 1401 square feet, and updated too. The price is $359,900. Dues are $614 doesn't include the heat. Both complexes have indoor pools and hot tubs. For $675,000 you can buy a four bedroom townhome at Starfire. The home is fully furnished, has washer and dryer plus a single car garage. The location is within walking distance to Keystone Lake Village. The complex has outdoor hot tubs. The monthly dues are $570 that doesn't include the heat. Along the river is a townhome near the Equestrian Center at Keystone. I've always loved these units because of the knotty pine walls and river rock fireplace, they feel like "old time Colorado". This unit has three bedrooms three and a half baths and 2108 square feet. The windows open out to the Snake River running below. There is also a one car garage. The price is $815,000. No dues, but then you are in charge of the maintenance. Let me know if you would like more information on any of these properties. Interest Rates ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates are still around 6% for a 30 year fixed loan. 5.875 for a 15 year loan. I work with lots of good lenders.
