Snow, snow and more snow. Skiing is great, if you can get to Summit County.

Back in November the local newspaper had a big headline - "Forecast Not Good for Ski Resort" with a article about the dry winter we had to look forward to. Right now the snowpack in the state is 134 percent of average, ranging from a low of 100 percent of the 30-year average in the South Platte Basin to a high of 178 percent in the Rio Grande Basin. Summit County is in the Colorado River basin which is at 127 percent of average.

I guess we can't count on the predictions which is good news for lakes and rivers this summer.

Area Snapshot ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

I though you might be interested in a "snapshot" of the areas showing the recent activity.

In Dillon: There are only 4 units on the market in Dillon Valley East and West Condos. The lowest priced is a two bedroom unit for $249,000. In town, near the lake there is a shortage of condo options, the lowest price for a two bedroom is a Dillon Commons unit for $365,000. Prices go up to $585,000 for a three bedroom unit in the Anchorage West complex right on the shore. Very few single family homes are for sale in the town of Dillon, but the surrounding neighborhoods of Dillon Valley, Summit Cove, Soda Creek and Whispering Pines have some options. There are 27 active listings of half duplexes and single family homes in the Dillon area. Of those the lowest price is $338,500 for a three bedroom half duplex home in Dillon Valley. There are four homes listed between $400,000 and $500,000. Eight are over a million. Six homes are currently pending. Looking back over the last year, 76 single family homes and half duplexes have sold, the lowest price was $300,000, 11 sold between 3 and 4 hundred thousand and six over a million. You would have several choices in vacant lots in the Dillon area. Currently there are nineteen on the market. The prices range from $159,000 for a half acre above Dillon Valley to $510,000 for a building site in Summerwood. Sixteen lots sold this past year with prices from $165,000 to $331,500.

In Frisco: There are 42 condos and townhomes on the market, of those 18 are new construction. The lowest price for an existing condo (not deed restricted) is a one bedroom unit at Mountain Side Condos for $275,000. There are 6 units for sale under 400K. Prices go up to $1,200,000 for a new three bedroom in Marina Park Condos. Eleven condos and townhomes are pending and in the last year 170 have sold. In single family homes and half duplexes twenty-eight are for sale, the prices range from $569,000 to $2,500,000. Five are currently under contract. In the last year 49 single family homes and half duplexes have sold with prices ranging from $438,750 to just over 1.5 million.

Wildernest/ Silverthorne area: In general Silverthorne and the Wildernest area is where you will get the most for your money. That may soon change, our inventory is very low. The lowest price is a studio unit for $134,900. Twenty-seven condos and townhomes are currently for sale in Silverthorne including Wildernest. Prices go up to $699,000 for a three bedroom townhome on the Blue River. Fourteen are pending and 204 have sold last year. Those prices ranged from $113,000 for a studio condo up to $689,000 for a new townhome. The market for single family homes and half duplexes is very much a sellers market in certain price ranges with homes selling fairly quickly. There are 89 homes and half duplexes for sale in the area. The prices on homes range from $359,900 to 4.6 million. 21 are pending. 155 have sold in the last year, prices from $302,500 to $1,870,000.
