in this issue We are having a great winter. Lots of snow, interspersed with sunny days and not too many really cold days. Realestatewise (what do you think of that word?), it's still pretty slow. Normally the first quarter is fairly quiet anyway. The good news is that there is a better than average selection of properties for this time of year. Sales Graphs~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I've been keeping track of listing vs sales statistics since 2002. On the first of every month I make a note of the number of active listings and the number of sold properties in the MLS. I keep five years of data on my web site. The link is http://www.coloradodreams.com/charts.htm There are some interesting notes when comparing the present to the last few years. You can see that is normal for the number of properties for sale to decline in the winter. In condos and townhomes our number of listings is a lot higher than it's been, in fact we haven't had this number of listings in the winter since 2002 and 2003. For single family homes and half duplexes there isn't such a big swing, in fact we have less on the market than we did back in 2002 and 2003 at this time of year. Vacant lots are a real eye opener. Our current number of listings is almost half of what they were back in 2003. That could be a sign of the "build out" we have looming in Summit County. My charts online don't go back to the 2003 and 2002, but if you would like me to email the excel data just let me know. Update on my listings ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ In Blue Valley Acres - Five bedroom, two bath home. Enjoy lots of space inside and out. Traditional two story floor plan with four bedrooms and a bath upstairs and another bedroom on the main level. Freshly painted kitchen and living room. New decks, new windows and new siding is going up now. The full basement works great as a workshop and extra storage. Outside is a three bay garage with heavy duty 220 wiring and other features. Blue Valley Acres is a sportsman's paradise with private fishing rights on the Blue River, hunting, snowmobiling and lake activities nearby. I'm still working on the pictures, but here are some. $310,000. Officially off the market for the winter, but they still want to sell and are sounding very serious about making it happen this summer. This is a chance for you to own your very own lake cottage in Heeney This home looks small from the street but your jaw will drop when you get inside. Knotty pine throughout, it's the quintessential lake cottage. A large open living area with lake views opening to a giant deck. Eat-in kitchen with all the modern conveniences (unusual for Heeney). The antique cookstove which is used as woodstove in the living area is a real charmer. One bedroom and a bath with shower on the main level, downstairs is a small family room, two bedrooms and a full bath with claw foot tub. There is also inside storage for a small boat or other toys and workshop. The location is almost on the shore of the Green Mountain Reservoir. Almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. More Info Other Properties I have liked ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Keystone is where you will have good choices if you are looking for a resort condo. The River Run Village area at the base of the mountain is very popular. The units are all newer, built since 1996 and within an easy walk to the Gondola. One bedroom units start at $269,000, two bedrooms at $424,500. Nearby is a one bedroom in River Bank Lodge for $238,500. A couple other one bedroom units I like in the River Run area are: In Silvermill, courtyard and ski slope views, updated furnishings for $277,777. (Mmmm I think they are trying the lucky number listing strategy.) It's a good buy anyway. At Jackpine/Blackbear Lodge there is one listed for $275,000, it sounds like these sellers are very motivated - doubt if it will last long. If you are looking for more for your money, the older complexes offer nice big floor plans and lower prices. In the Quicksilver complex there is a three bedroom unit that is listed for $369,900. At the Keystone Village there is a one bedroom unit in Argentine Condo complex which is right on the lake listed for $265,000. That's close to the convention center. Looking at the number of listings for all the condos and townhomes in Keystone there are 168 active, 9 pending and 147 sold in the last year. Depending on your credit score and how much you are putting down, you could get 5.25% 30 year fixed!
