in this issue We have snow! In fact it snowed all of last week. I hope you have a chance to come and play in it. Market Update~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The strong sellers market continues in Summit County. From what I hear it's that way in almost all of the western mountain resorts. Condos seem to be selling as soon as they come on the market, especially in the lower price ranges (under 400K). I remember when it would take months to sell a property, now if it isn't under contract in a month - there must be something wrong. Last weekend I wrote up two offers and they both ended up in multiple offer situations. Both of the properties had just been on the market for a couple days. Pricing will be interesting. Off subject - have you checked out http://earth.google.com/ I can almost see my sister in her back yard in Lakewood. Summit County doesn't have as much detail. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ No changes, hopefully as we head to spring more will come on the market. Two Acres on Green Mountain Reservoir Now $397,000! Really neat land adjacent to forest service land which is surrounding the lake. Ready to build with well and septic for a four bedroom home in place. Give me a call to find out about this unique property. Heeney Business For Sale This is your chance. The liquor store and bait shop are for sale in Heeney! The price includes almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. The lowest priced property is in Dillon at La Riva Del Lago Condos, these were built on top of the Dillon Center building. A one bedroom unit with 810 square feet is $284,900 and there is a two bedroom ( 1219 square feet ) for $415,000. They do have heated common garage parking. The are just being finished now. There are several projects going on in Frisco right now. The lowest price is at Bears Den on the corner of 6th and Granite - great access to the restraurants and shops on Main Street. Cherry cabinets, slab granite countertops and stainless appliances. Under building parking. Prices start at $495,000 for a two bedroom with 1310 square feet. Prices go up to $1,100,000 for a three bedroom with 2100 square feet. Also in Frisco is Victoria Lodge, only one unit left - a three bedroom at $550,000, a nice big floor plan (1845 sq ft) with eastern views. The Marina Park complex is being completed (the foundations have been in place for a couple years). The prices start at $599,125 for 2 bedrooms with 1625 sq ft. The largest unit has 4 bedrooms, 3137 sq ft and is $1,107,950. Marina Park units are just a short walk to the Frisco Marina and are just off Main Street. At Keystone new construction continues at Settlers Creek Townhomes. Prices start at $669,900 for 3 bedrooms with 1647 square feet. A four bedroom townhome with 1919 square feet is $799,900. Nice finishes with in-floor radiant heat and garages. Settlers Creek is about a mile east of the River Run Village. Ski-in Ski-out at Breckenridge, BlueSky is almost complete. Prices start at $859,000 for a two bedroom with 1100 square feet and go up to $1,970,000 for a four bedroom with 2394 square feet. BlueSky Breckenridge features a front desk, day spa, private ski lockers, kids play room, fitness center, pool, hot tubs, and heated parking. They are also sold completely furnished. Interest Rates~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates are still at 6% for a 30 year fixed loan. 5.875 for a 15 year loan. I work with lots of good lenders.
