In this issue We still have tons of snow. Skiers are loving it. We are having some sunny days between the snow storms. Conforming Loan Limit is Now $729,750.~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This is big news for Summit County. Previously the conforming loan limit was $417,000. The reason we care is that loans above the conforming loan limit have a higher interest rate. Loans within the conforming limit are eligible to be purchased by Fannie Mae and Freddie Mac. Summit County is considered a high cost area because 125% of the median home price exceeds $417,000. The law is making these changes just temporarily, the old limit will go back into effect January 1, 2009. If you are thinking of making a big purchase - this is another reason to do it now. Finally I've got something to write about. In Dillon Valley West, an updated two bedroom condo with tile and hard wood floors. It also has a washer and dryer (which is unusual for the complex. Hot tub and pool at the clubhouse. Priced at $260,000. In the town of Dillon, the price on this three bedroom condo at Spinnaker has been reduced to $499,000. Prices for the half duplexes start at $705,000. Interest Rates~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The big news is the change in loan limits. One of the local lenders is offering a "stated income" jumbo loan with no points at 5.75% for a 5 year adjusted rate loan. The credit score has to be at least 700. Interest only loans are available too. As always rates vary depending on the property type, credit scores and documentation required. Call me, I work with lots of good lenders.
