in this issue A few more weeks left of the ski season, unless you go to Arapaho Basin. Personally I'm ready for spring. My husband Don and I did get a dose in March with a quick trip to the California coast. It looks like the Green Mountain Reservoir should melt within a couple weeks. I'm told the best fishing is just after the ice is off. Hope to see you up here soon. Short Term Rental Services~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Many buyers are thinking of renting out their property when they aren't using it. I thought I would write about the services you get with the traditional property management company this month. These companies are for the owner who doesn't want do any of the bookings or marketing. They will just get a check from the management company when the unit is rented. The traditional companies do the promotions and marketing of the property. They also provide security, repair and maintenance, plus housekeeping and linens. They will have a front desk for key control and check-in and check-out and guest questions and services. They will also have a 24 hour emergency phone number. Once a month an accounting statement will be sent to the owner with all income and expenses for the property. The expenses would be related to the rental of the unit, not your home owner dues or mortgage payment. The management company will require a minimum kitchen, bedding and furniture inventory. They may require a TV with remote in the master bedroom. A good idea is a phone with long distance calls blocked. A minimum size TV in the living area. They like a personal touch added too, such as pictures, silk floral arrangements, books, games and family pictures. That adds some personality to the unit. As an owner you can block out the time you wish to use the unit yourself. You can also schedule your own guest to use the property. The more you use it yourself, that takes away from the rental potential. The traditional companies charge from 35% to 50%. The lower end cost companies will charge the owner extra for the cleaning of the unit after the guest has left. Many owners feel it's worth it. Next month I'll describe the "for rent by owner" system. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Finally a couple new listings. Last month I did list a single family in Summit Cove (between Dillon and Keystone) for $465,000. We had four offers in the first two days. It's scheduled to close next week for more than list price. Two Bedroom Condo This unit will probably go pretty fast too. Super clean, light and bright unit located between Dillon and Keystone. Built in 1994, and updated in 2004. Two bedroom, 2 baths, about 900 square feet. Western views out to a corner of Lake Dillon and open space. Priced at $279,000. More info on my web site. Spectacular Home overlooking the Green Mountain Reservoir Not officially on the market yet, but will be in a couple weeks. Over 5000 square feet, on 20 acres at the north end of the Green Mountain Reservoir. Unsurpassed views of the lake and Gore Range. Three bedroom, three bath, a loft, office, library and family room. Three car attached garage plus another garage building. The home was built in 2001. It features a gourmet kitchen with Dacor 6 burner gas stove with double oven, plus a wall oven with warming drawer, Subzero side by side refrigerator, granite counter tops, built in cabinets in the dining area and more. Two Acres on Green Mountain Reservoir Now $397,000! Really neat land adjacent to forest service land which is surrounding the lake. The liquor store and bait shop are for sale in Heeney! The price includes almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. The lowest priced condos are in the Lodge at Lake Dillon. There are three units for sale. All have been updated. The prices are $295,000 for 2 bedrooms, 3 baths and 1094 square feet. The other two are 2 bedroom and two bath with 790 square feet, priced at $299,900 and $359,000 (lake view on that one). The complex has a great location, just a short walk to the lake, park and Dillon shops. There is an outdoor pool open in the summer and indoor hot tubs. There are a couple units for sale in the Marina Place complex. Both two bedroom and two bath. Normally the view determines the price in Marina Place. The lowest price is top floor (no elevator) with a mountain view for $299,000. The other unit is in building 3 (with elevator) top floor and a view of the lake for $375,000. Another great convenient location to Dillon activities. Indoor pool and hot tubs. There are still several of the newly constructed units in La Riva Del Lago condos. Prices start at $393,000 and go up to $409,000. There are ten units on the market, all have 2 bedrooms and 2 baths with 1219 square feet. Right on the lake shore are a couple units in Anchorage West and Anchorage Condo. Both 2 bedroom 2 bath, and just over 1000 square feet. Both complexes have outdoor pools open in the summer. One of the Marina docks is moored just out front from the complexes - you might be able to keep your boat there. It's hard to beat the views. Prices are $429,900 and $469,900. Right now the most expensive condo in Dillon is a three bedroom unit at Spinnaker at Lake Dillon Condos. This unit is giant with over 1700 square feet. The complex has an enclosed heated parking garage, indoor pool and elevators. Also right in the heart of Dillon. Let me know if you would like more information on any of these properties. Interest Rates~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates are around 6.25% for a 30 year fixed loan. It looks like there maybe an upward trend. I work with lots of good lenders.
