in this issue Springtime in the Rockies. It's been snowing off and on all week! But I think it's still great to live here in Summit County! Do you know Google Earth? ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I've talked about it before - well, being fascinated by maps my whole life, it shouldn't be a surprise. Google Earth had a big upgrade and they even drove by Heeney and the Green Mountain Reservoir. Now if you zoom down you can see the street view. They must have driven by last summer when the reservoir was full, Heeney looks pretty sleepy without much traffic. In Summit County they have street views of Keystone, Summit Cove, Silverthorne, Wildernest, Frisco, Breckenridge, and a little bit of Copper Mountain. It looks like they didn't go south of Breckenridge into Blue River or Park County, but they did go north to Kremmling. This is a great tool for searching for real estate - to give you an idea of what the area is like. My aunt asked me about property her father owned in Arkansas, I found it on Google Earth and could even see what the property looked like from the street view. I've used it for vacation planning too. The other interesting thing is Google Maps, you can now search by real estate for sale. It's not completely accurate (they have homes that are actually on Lakeview in Silverthorne showing up on Lakeview in Heeney), but it's still pretty neat. In Blue Valley Acres The price has been reduced on this home again - now $290,000. Five bedroom, two bath home. Enjoy lots of space inside and out. Traditional two story floor plan with four bedrooms and a bath upstairs and another bedroom on the main level. Freshly painted kitchen and living room. Lots of updates with new decks, windows, siding and kitchen tile. The full basement works great as a workshop and extra storage. Outside is a three bay garage with heavy duty 220 wiring and other features. Blue Valley Acres is a sportsman's paradise with private fishing rights on the Blue River, hunting, snowmobiling and lake activities nearby. More Info Snapshot of Condos and Townhomes in Summit County ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This month I'll give you a quick overview of the condos and townhomes for sale in Summit County. There are 998 condos and townhomes listed for sale in Summit County. Last year at this time there were 386. The lowest price is a studio unit for $124,900 in Dillon Valley East. The second lowest price is a small unit (296 square feet) in Breckenridge Park Meadows for $128,000. That's a pretty small unit, but within just a couple blocks of Main street Breckenridge. There are only 15 units under $150,000, most of those are one bedroom units in Dillon Valley East and West (next to I 70 near the Dillon/Silverthorne exit). There are 40 more up to the 200K price range. Still most are one bedroom units. Between 200K and 300K there is a good selection of a variety of condos, the newer ones will be one bedroom units. There are some good two bedroom units in the older complexes - a couple for $279,000 in Buffalo Village and Timber Ridge. There are 172 available between 300K and 400K, most of these will be at least two bedroom except to the properties right at the slopes or on the lake. An example is a one bedroom plus loft unit on the top floor at Retreat on the Blue (right on the Blue River in Silverthorne) for $399,000. In the next group up to $500,000 there are more townhomes. One is an updated 3 bedroom 2 bath unit with garage for $469,000. There are 157 units for sale. Between 500K and 600K there are 122 units for sale. Mostly larger and newer, or an excellent location. One with a great location just a short walk from the Gondola in Keystone is a large two bedroom at Blackbear Lodge for $579,900. I thought it was interesting on how evenly the number of listings had been distributed between those price ranges. Now there is a change. Only 46 for sale up to $700K mostly newer, larger two and three bedroom condos and townhomes. The exception is a ski-in ski-out studio unit at One Ski Hill Place for $665,000. Between 700K and 800K there are 43 units for sale, they are mostly 3 bedroom properties located in Breckenridge. An example is a three bedroom in Los Pinos for $759,000. That location is just a short walk to the Snowflake lift. Up to 900K it is mostly Breckenridge properties, but there is a newly constructed 3 bedroom townhome just a block off of Main Street in Frisco for $849,000. There are 44 units between 800 and 900 thousand for sale. Only 16 properties between $900K and a million. 134 condos and townhomes listed for over a million, with the highest priced one for 4 million, a 4 bedroom 2964 square foot condo at Fairmont Residences at Shock Hill in Breckenridge. Lender News~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I asked Jim Doyle about rates, he wrote the article in last month's newsletter. He said "With the introduction of the FNMA Refi Plus Program" on April 6, 2009, some customers wishing to refinance may not have to worry about stringent documentation. Qualifying looks easier and approvals may come faster." This new program is a nice benefit for people who have faithfully paid their mortgage." Rates are still great! If you have the best credit (score of 740 or better) you could get less than 5 % for a 30 year loan. if you are willing to pay some points to bring the loan rate down you could get 4.5% The rates are changing daily and vary depending on the property type, credit scores and documentation required.
