Spring time in the Rockies - 4 inches of snow last week and then a beautiful warm weekend.

More is coming on the market - it's a great time to look at property - have your place in time to enjoy for the summer.

Proposed changes around Green Mountain Reservoir~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Last fall, it was announced that the forest service had received a 1.4 million dollar stimulus grant for improvements around Green Mountain Reservoir. At that time they asked for input on the proposal which includes a marina, upgrades to campgrounds (electricity, host sites, wells and restrooms) and hwy 9 improvements.

Now they have produced a draft environmental analysis. Here's a link to the online copy.

Last Thursday the forest service presented the options, it's interesting how quickly a million dollars is used up. Since I have your ear, I though I would let you know my thoughts. They have a plan to bring in electricity to Cow Creek South Campground. Sounds like a big waste of money to me. They want to make safety improvements to highway 9 with a left turn lane to the north and an acceleration lane to the south. Very good idea. Campground improvements include moving campsites from along the shoreline to new sites on loops up into the sagebrush. Adding a well and a dump station.

A Marina has been proposed at Cow Creek South Campground. That met with a lot of controversy, the main reason was the potential for commercial development on the east side of the reservoir. My solution is build a boat launch, parking and zebra mussel inspection station but no business. That would give the campers on the east side of the reservoir a closer place to launch their boats and it could accommodate the RV's pulling boats.

They are accepting comments until April 16th. Comments can be sent by email to comments-rocky-mountain-white-river-so@fs.fed.us Be sure to include the name of the project (Green Mountain Reservoir Improvement Planning Project) your comments, your name, address, telephone or email.

By the way, the Marina in Heeney will be open May 15th.

Update on my listings ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

 All I had to do was leave for vacation and offers started coming in on my listings! The A frame for $255,000 is also under contract.

The wonderful home just north of Silverthorne has been reduced. Now the price is $540,000. This three bedroom home is located on 3/4 of an acre, updated kitchen, extra water rights for watering outside, new septic. and neighborhood fishing on the Blue River. Here's more info.

Breckenridge Market Update ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

I wanted to give an idea of what is for sale in Breckenridge, Colorado. The Breckenridge area in the Summit County MLS covers an area from Farmers Corner to Hoosier Pass, right now there are 761 residential properties for sale, 253 of those are listed for over a million dollars. Today I'll be describing properties for less than a million, if you would like information on the others just let me know.

The lowest priced property in the Breckenridge area is a Quandary Breckenridge Condo, it's a 432 square foot one bedroom unit with 2 baths located south of Breckenridge a few miles. The property is listed at $109,900. Read more
