in this issue There will probably be some more snow storms, but springtime in the Rockies can't be beat. The bright green leaves are bursting out on the aspen trees, the reservoirs have thawed and above it all are snow covered mountain peaks. This is a great time of year to look at property in Summit County. The condos are empty and the vacant lots are free of snow. "For Rent By Owner" Short Term Rental Services ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Last month I wrote about the traditional property management company. This month I thought I would explain how some of the "for rent by owner" rental services work. If you would like to read last months article you can find it on my web site. The biggest difference between the traditional property management company and rental by owner services is that you as the owner are doing the marketing, booking and collecting the money for your property. You are paying the management company for cleaning and check-in services. If you are Internet savvy and are ready to do your own bookings and collecting money, then all you have to do is hire a cleaning person and have them go in after each guest has left. Or if you aren't so sure about the process for around $125.00 per month you can hire a company that will offer check-in services, local guest emergency phone numbers and property inspections. For an extra fee they can also process credit card payments. They can also coordinate repairs for you. They will help you with your marketing strategies, give you a list of web sites where you can enter your property, advise on how much to charge for the condo, form a rental policy and offer guest services. In both of the above cases you will be paying for the cleaning of the unit. Some cleaning companies will offer a linen package, others will wash the sheets and towels you have in the condo. It's more work to do the renting on your own, but many owners feel the hassle is worth it. The liquor store and bait shop are for sale in Heeney! The price includes almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You might even be able to find a parking spot on Main Street. Between Frisco and Breckenridge is Tiger Run Resort. There you own an RV lot and many times a chalet is sold with the lot. Right now there is a one bedroom unit listed for $117,000. Tiger Run has many restrictions, such as, you can not live there full time, but you can rent out your property. Fifth floor studio condo in Liftside with views of Baldy. Liftside is right at the slopes and in downtown Breckenridge. The complex has a pool, excerise room, underground parking and is true ski-in ski-out. $239,500. Also ski-in ski-out just up Village Road is a one bedroom in Trails End Condo. Tannenbaum by the River is in the Columbine area just south of downtown. Still an easy walk, or catch the shuttle to the town and slopes. Of the 164 single family homes for sale in the Breckenridge area, which extends to Hoosier Pass, only 66 are priced under a million. In the lower price range there is a "fixer-upper" about 7 miles south of Breckenridge for $419,000 It has three bedrooms and two baths, 1386 square feet. Wooded lot and quiet setting. Large open living area. In Quandary Village (near the top of Hoosier Pass) there is a great home with pine floors, wood stove and great room floor plan. Located at the end of a cul-de-sac, this setting is wonderful. Two bedrooms three baths, 1776 square feet. Listed for $599,000 A new home east of Breckenridge, this one has granite countertops, stainless steel appliances, wood floors and an oversized two car garage. Interest Rates ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates are around 6.125% for a 30 year fixed loan. It looks like there maybe an upward trend. I work with lots of good lenders.
