in this issue This is my favorite time of year to be selling property in Summit County. For me it's because most of the condos are empty and easy to get into, to the buyer if you buy now you get to enjoy the summer in this beautiful country! Hey, Make an Offer! ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ If you have been reading my newsletters for a while, you know I pay attention to statistics. Traditionally in Summit County properties sell between 97 and 95 percent of list price. That seems to hold true no matter what our market is. Part of the reason is that prices keep getting reduced until they hit that "magic" number where buyers make an offer. This winter and spring I'm seeing some exceptions to that rule. In late April a 7000 square foot ski-in ski-out home on Four O'clock run in Breckenridge closed for $3,300,000 when it was listed for $3,999,999. That's 17.5% off of list. Actually it had been listed on and off since June 2005 with the highest price in February 2008 of $4,750,000. Two homes had sold in the neighborhood for over 3 million in 2007. Are we at 2007 prices? In many cases in Summit County a seller does have a lot of equity in the property. Either they bought it a while ago and the prices have gone up or they put a bunch down. With a little research it is possible to tell if a low offer has a chance to "fly". Even if logic says a seller should take a lower offer it still may not happen - it depends on the person and their situation. So - the botton line is - make an offer, you might be surprised. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Heeney Cabin with fantastic views. Around 1300 square feet this "A frame" style cabin has one small bedroom on the main floor, a loft and two other rooms on the lower walk-out level. They have reduced the price on this cabin to $395,000. This is a chance for you to own your very own lake cottage in Heeney. Knotty pine throughout, it's the quintessential lake cottage. Some of the above might look tempting, but you actually might get a better buy dealing with a seller who doesn't have to get bank approval - in other words someone who has more equity in the property. If you have the best credit (score of 740 or better) you could get less than 5 % for a 30 year loan. if you are willing to pay some points to bring the loan rate down you could get 4.5% The rates are changing daily and vary depending on the property type, credit scores and documentation required.
