in this issue Finally it feels like summer! In fact I think now to Fourth of July is my favorite time of year in Summit County. As I drive to and from the office the fields and aspen trees are a bright electric spring green. It's a great time to check out property - more is coming on the market. You can buy in time to enjoy the summer. Inventory Increases... Finally~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ It took a while, but finally there are some new choices in properties for sale. In the last two weeks 175 new residential listings have come on the market, and it's not the glut of the new construction I mentioned last month. The listing price breakdown is 27 properties under $300,000, 37 between $300,000 and $500,000 and 56 between $500,000 and one million and 45 over a million. Of the new listings 10 are already under contract. The number of condo listings is comparable to 2005 which is good news for a buyer - there are some choices! Lender News ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates seem to be holding, but the lenders are asking for a lot more from the buyer. You will probably need at least 20% down and lots of documentation. (But when they ask for your first born - then say no!) But seriously, using a local lender is more important than ever. The rates are changing daily and vary depending on the property type, credit scores and documentation required. Call me, I work with lots of good lenders.
