We are having a fantastic and beautiful spring. The week of rain made everything green and gorgeous. Lots of wild flowers and snow on the peaks - perfect for pictures.

It's a good time to be checking out property in Summit County too. I'm seeing some pretty good discounts.

Denver Rebounding? ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

This is good news. Denver has made the national media in a positive light. A couple weeks ago Barbara Corcoran, NBC's Today Show real estate contributor said Denver was number one of the nation's cities on the verge of recovery.

The indicators that a city is on the rebound include job growth, population growth, good weather, lots of first-time homebuyers, no overbuilding of condos or offices, a vital downtown where people can live without a car, a well-educated population and a large number of foreclosures coming early in the cycle.

"Everything about the city is pointing up, up, up," Corcoran said of Denver.

When Denver recovers, Summit County is next in line.

There haven't been a whole lot of sales this winter and spring. The buyers who are venturing out into the market are getting some pretty good deals.

As I mentioned last month, some sellers are willing to give some good discounts because they have owned the property several years and have a lot of equity. What seems like a big discount - let's say a price where similar properties were selling in 2007, can be a good return to the seller and a deal for the buyer too. Each seller is different - but if it looks like there's a chance - make an offer.

Soon, next month or next year, the word will get out that there are bargains to be had. That's when everyone gets on the band wagon and the market shifts. In the meantime you could be getting your own bargain, and get the best return, being able to enjoy the property now.

As an example I did a quick search in the mls comparing some properties currently for sale with a similar unit that sold in the last couple years.

  • Three bedroom at Tyra Summit in Breckenridge for $675,000 back in 2006 one sold for $730,000

  • Three bedroom between Breckenridge and Frisco at Villas at Swans Nest now $458,500, the same unit sold in 2007 for $480,000

  • Kingdom Park Townhomes in Breckenridge now $419,000 one sold for $460,000 in 2007

  • Bears Den in Frisco new construction now $399,000 others sold for $455,000 in 2008

  • Villas at Prospect Point 2 bedroom now $325,000 similar sold for $400,000 in 2008

  • At Keystone Oro Grande Lodge 2 bedroom now $334,900 same view sold for $385,000 in 2008

  • Studio unit at Watch Hill in Wildernest (great views) now $162,500 same size sold for $187,000 in 2008

  • Two bedroom in Timber Ridge now $265,000 a year ago one sold for $327,500

  • Right on the Blue River a two bedroom condo now $350,000 one sold in 2007 for $389,000

Lender News ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Rates are in flux right now. Just to give you and idea, with good credit (720 credit score or above) the rate would be around 5.375% on a 30 year loan for a single family home. But these rates are changing daily so give me a call.

First time home buyers are taking advantage of the $8000 tax credit they will get if they purchase a home this year.

The rates are changing daily and vary depending on the property type, credit scores and documentation required.
