in this issue Where has this month gone. I've been very busy, but can't figure out what I have accomplished. Though I count my lucky stars every day as I drive into the office. I'm so lucky to live in Summit County. First Half of the Year Sales Update~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ It's funny while it's happening, you have a feeling things are slowing down. Not as crazed as normal, and others in the office feeling the same. I always like to wait to see this first half of the year statistics to see if it was just me or is it slower for everyone. The numbers are in, and it's not just me. The big shock is the number of condo and townhome sales, only 389, that's the lowest it's been since I started keeping track of the first half of the year back in 2001. Last year in the first half there were 629 condo and townhome sales. The average price is still going up, but just at 11% instead of the 28% last year. What I've seen personally is that condos will still sell if the seller is willing to be reasonable (not a big increase over the last sale) and the property is in very good condition. Follow this link to a PDF file with all the numbers. The next couple months will be very interesting. There are a lot of properties on the market, and some very nice choices. Of course the ultimate one is the log home I have listed south of Breckenridge for $659,000. Up Boulder Creek there is a cabin that is being sold as a third share undivided interest for $70,000. It has three bedrooms and one bath and is on over 4 acres. Boulder Creek Road is about 7 miles north of Silverthorne and then this property is 2 miles to the west. Now a 30 year fixed is just around 6% and a 15 year fixed at 5.5% The rates are changing daily and vary depending on the property type, credit scores and documentation required.
