First Half of the Year Numbers are In~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Slow but steady market for the first half of 2010, by the numbers anyway. The number of sales is up in all categories (homes, condos and land) compared to the first half of 2009, but still way down from previous years. I have kept tract of the number of sales, total dollar volume and average price of sales reported in the Summit County MLS since 2000, and 2009 was the worst first half of the year and 2010 is a close second. The highlight of the first half of 2010 is the 241 condo sales with the dollar volume up over 100%, but that was due to 33 units in One Ski Hill Place closing, many of them for over a million dollars each. When I take those sales out of the statistics for Breckenridge then the average condo price has gone down 7%. The average price for residential sales in all of Summit County is getting pretty close to the 2006 mark. I do believe the buyer tax credit did help the sales of the lower priced properties in the county. It will be interesting to see what the second half of the year brings. Traditionally that is when we have more sales. This summer is close to the highest inventory of property that I've ever seen (24 years of selling property in Summit County). With more homes and condos on the market the prices should be making more of a dip or staying flat at least. Should you wait for the prices to go lower or make an offer on something now and take advantage of the incredible interest rates? One thing about buying this summer, you will get to enjoy the property. Some would say that's priceless. You can see the numbers for yourself on my web site. There were so many to pick from... Prices have been going down, maybe a "cheap crash pad" would be the way to go. I like a one bedroom Wildernest, in the Treehouse complex for $139,900. they have a great clubhouse (actually two - one for just the owners) with indoor pool, hot tub, raquet ball, game room, etc. This could be your "cabin in the woods". Or how about a one bedroom condo right on Keystone Lake. This is in the Willow complex, 876 square foot, second floor unit for $269,000. It's a great spot near the conference center and Keystone Village. Watch the paddle boats in the summer and ice skaters in the winter. The seller is willing to prepay a years worth of association dues too. Be at the center of all the Summit County activities in this 2 bedroom Ten Mile Creek condo in Frisco. Nicely updated with western views and just two blocks off Main Street. 960 square feet. Priced at $289,000 One bedroom plus loft with two baths, 735 square feet with garage in Breckenridge for $315,000. I thought it couldn't be true but it is! Right in the heart of town at Retreat Condo just three blocks from Main Street. The county thinks its worth over $400k. Right on the Blue River in Silverthorne. Really, this unit is on the ground floor, walk right off the deck through the back yard to the river. Built in 2002, two bedrooms two baths, 1238 square feet in the Retreat on the Blue condo complex. Lender News~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Last week I got an email from a lender that has rates at 4.25% for a 30 year fixed rate loan. She said this marks the lowest level since Freddie Mac started tracking rate data in 1971. I doubt if you would be able to get that rate on a second home or a condo. Generally the rates are higher, but they do depend on the property plus your credit and personal situation.
