in this issue We are at the height of the summer season in Summit County. Lakes are full, days are warm, but nights are cool - it's just perfect. Hope you can come and enjoy. Standing in Your Shoes~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Being in the real estate business, I'm used to the ins and outs of buying and selling. Since I see it everyday, I'm not too emotional about the whole process. Well, in the last month I've been in the buyers shoes and it has been good for me to go through the emotional rollercoaster you as a buyer experience. My husband, Don and I were partners in a rental townhome in Silverthorne that we sold. We are doing a 1031 tax deferred exchange to purchase another rental property. We were thinking a one bedroom condo in Denver would be a good choice. The first challenge was, figuring out what neighborhood and what amenities we wanted in the property. Then searching online, studying the pictures trying to figure out what the place and neighborhood looks like. Finally taking the time to look at the units we have narrowed down in person. There were a few sleepless nights comparing one unit to another. Then finally making the offer. Now that we are under contract, checking the HOA documents, rules and financials. Of course the best building has the highest monthly dues and they are probably going to have an assessment next year. Is the location and investment potential worth it? We think so. It takes an effort to make the purchase. Believe me we have talked about just taking the tax hit and putting the money in the stock market, but I think in the long run this is going to be a lot smarter investment for us. If anyone knows of someone looking for a one bedroom rental in the Cheesman Park area, let me know, we are closing on the condo in a week! Update on my listings ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Buffalo Ridge Condo Two bedroom two bath condo in Buffalo Ridge. Big southern views from a nicely updated condo. Carport too. More pictures Heeney Property For Sale Currently the liquor store and bait shop. Almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. A second floor unobstructed view of Red and Buffalo Mountains. $266,000 More Info Very Classy Heeney Home Big open living spaces in this great home. Three bedrooms two baths over 3000 square feet on a third of an acre in the hamlet of Heeney, Colorado. Lake views, covered patio, pull through garage with room for all the toys. Priced at $775,000. Lots of pictures on my web site. The one bedroom Timber Ridge Condo sold for $207,000. and the home on the Blue River in Silverthorne sold for $465,000. This month I thought I would give you a "run down" on what is available in condos. The inventory is way up from last year, there are some good choices. Going from the bottom of Ryan Gulch road to the top. First is Silver Queen East, these are the units that had a big building face lift a few years ago and they look great. There are 4 condos for sale in the complex, prices start at $229,900 for one bedroom and go up to $279,000 for two bedrooms. Some units have a carport. No pool or hot tub. Right near Silver Queen East is Rolling Ridge Townhomes. They are new construction with 3 and 4 bedrooms, around 2000 square feet and a one car garage. Prices range from $550,000 to $625,000. I always thought the complex name was pretty interesting on that one. In the Summit Point complex there are 3 units for sale. These are large two bedroom (one has closed off part of the living to add 3rd bedroom) two bath condos with washer and dryer. Prices are $289,900 to $310,000. Continuing up is Silver Queen West. There are 3 two bedroom condos for sale and one two bedroom with a loft. Great views up here. No amenities in this complex. Prices range from $235,000 to $299,900. Prospector Village consists of townhomes and condos. They have a clubhouse with small pool and outdoor hot tubs. Right now a one bedroom condo is for sale for $284,900 and a two bedroom for $350,000. Only one of the townhomes is for sale - three bedrooms $497,000. All of the units have washers & dryers. Right now there are twenty Treehouse condos for sale! Great clubhouse with indoor pool. Most of the units have two bedrooms. Prices start at $212,000 (a one bedroom) and go up to $289,900 for a two bedroom plus loft. Three of the condos are new construction three bedroom townhomes (not started yet) $569,900. Snowscape also has a nice clubhouse with large indoor pool and hot tub. Four 2 bedroom condos are for sale, prices start at $269,500 and go up to $314,900. View is usually the determining factor at Snowscape. Writing of views, Watch Hill has some of the best. There are four units for sale. One studio unit looks right out to the forest and southern mountains, it's price is $199,000. There are two one bedroom units for sale at $245,000 and $289,000 and a two bedroom for $347,900. Watch Hill has hot tubs. There are five choices in Buffalo Village. This complex is unique because of the interior hall ways to access the pool and game rooms plus an elevator. A couple one bedroom units starting at $229,900, a two bedroom for $299,500 and 2 two plus loft units starting at $359,000 (its been years since any of those have been for sale). In Buffalo Ridge, I've got the best listing - 2 bedroom for $299,000. There are also a couple one bedroom units starting at $204,900 and 3 two bedroom plus loft units from $349,900 to $364,000. Great clubhouse plus you can use the Buffalo Village pools too. Almost to the top. At Timber Ridge there are two one bedroom units for $207,000 and $212,000. A two bedroom for $318,000 and 2 two plus loft units starting at $384,900. Timber Ridge has a great clubhouse with large indoor pool, hot tubs and racquetball. The top complex is Gore Trail. Great views and watch for moose in the willows. Seven units are for sale, two bedrooms start at $342,000 and three bedrooms for $429,000 to $485,000. Gore Trail has common outdoor hot tubs. Let me know if you would like more information on any of these properties. Lender News~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates went down a bit. Now a 30 year fixed is around 6.375% and a 15 year fixed at 5.875% The rates are changing daily and vary depending on the property type, credit scores and documentation required.
