We are having a great summer.

Lots of property for sale and I'm seeing some people getting really good buys.

Protect Your Credit Score~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

More than ever your credit score will determine how much you will pay each month on your mortgage. Lenders give the best rates to the borrowers with the best credit score.

About 35% of your credit score is payment history, 30% is made up of the amounts you owe, in other words the loans your already have. So make those payments on time. Your length of credit history is 15% and the last 20% is split between new credit and type of credit.

You can check your credit report by getting a free annual report at annualcreditreport.com There are three credit reporting agencies Experian, TransUnion and Equifax, you can just order one of these reports at a time and therefore check your credit report three times a year. You do have to pay extra to find out your credit score.

Not my listing, but you might like to know about a Heeney foreclosure that should be coming on the market in the next few weeks. The listing agent tells me the price should be around 100,000. A real - I mean REAL fixer-upper, but the lot is probably worth 100K, it's over an acre with trees and a seasonal stream. Realistically the one bedroom cabin should be torn down and it would need a new septic. Personally I don't think you will be able to get a loan on the property - so cash is the way to go. Lender News ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Rates are a little less than five and a half percent for a 30 year loan. You will need good credit (720 credit score or above). These rates are changing daily. This is about one percent lower than it was a year ago.

The rates also vary depending on the property type, credit scores and documentation required.

First Time Home Buyer Credit ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

There is talk about expanding the $8000 credit to all primary home purchases, but I wouldn't count on that. The current credit offer expires December 1, 2009. That means the buyer must close by the end of November - no extensions.

The credit is for someone who has not owned a home in the last three years. It takes time for a first time home buyer to find a property and even more time to do the loan process. Don't miss this opportunity.
