in this issue Fall is in the air. We had snow on the high mountains one day last week, it was gone by midday. That first snow always gives me a real thrill. We still should have two or three months of fantastic weather before everything is white again. This is a great time to look at property in Summit County. Most of the condos are empty so it's easy to see them. You have time to get that condo and be ready for this year's ski season. Summit County Parade of Homes~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ One of the highlights of September is the Parade of Homes sponsored by the Summit County Builders Association. This year they are teaming up with the Summit Foundation which helps fund non-profit organizations in the county. The $5.00 admission fees will support the grants offered by the Summit Foundation. This year there are 19 homes open to viewing. Twelve of those are in the Silverthorne area, three in Keystone and 4 in Breckenridge. These homes will be the latest in building and interior design. It's really fun to see the latest trends in mountain architecture. The homes will be open for two weekends, September 9th and 10th and 16th and 17th. This month almost all of them were already under contract! Summit County continues to be strong in sales. For $179,950, this three bedroom two bath Dillon Valley East condo is the most expensive in the complex, but the condition and view are worth it. A little higher on the hill in building F, there is less road noise from I 70. If you want a fixer-upper there are some of those available too - in the $160K range. In the town of Dillon there is a two bedroom two bath in Lodge at Lake Dillon for $305,000. This unit has been remodeled with new kitchen and baths. It's on the lake view side and ready to move into. The complex has a outdoor pool open in the summer and indoor hot tubs open year around. It's hard to beat the view from this one bedroom plus loft two bath Watch Hill condo in Wildernest. Let me know if you would like more information on any of these properties. Interest Rates ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates seems to be staying about the same. Right now a 30 year fixed rate loan is at 6.375%, if you are borrowing more than $417,000 (jumbo loan) then it's a little higher at 6.625%. A 15 year fixed rate loan is 6% and 6.25% for the jumbo. Adjustable rate loans are still pretty high with a 5 year ARM at 5.875% Rates change depending on your credit and current market conditions. I work with lots of good lenders.
