in this issue There is a touch of fall in the air. The aspen trees are just starting to change color. If you have a chance, the Summit County Parade of Homes will be going on next weekend on the 15th and 16th. Summit County is beautiful, it's a great time to look at and buy property! Actually I will be out of town starting on the 16th and back in the office on the 21st. My husband Don and I are going to Chicago to see three Cub games. GO CUBS! Current Market~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ In general we continue to be in a Sellers Market in Summit County, but not quite at the frenzy we were experiencing this spring. The reason is pricing - sellers that are listing 10% over the last sale are now having their properties sit on the market. Last spring sellers were 10% over the last sale, and the units were selling like hot cakes, but that 10% is 20% over a sale a year ago. As we get closer to the ski season more buyers will go for what's offered and our inventory gets even lower than it already is, so some of those sellers are going to get their prices. The good news is we have more on the market, so at least there is something to show the buyers. Every month I update a chart on my web site with the number of active listings and the number of units sold. Right now there are 353 condos and townhomes that are on the market, that's the highest inventory we've had all year (the low was 270), but of those 353, 152 are over $500,000. Last year the low in condos and townhomes was 341 and the high 533, In homes right now there are 520 listed (260 for more than a million), the low this year was 305, last year was just about the same.
