in this issue Last week Breckenridge had two feet of snow! Then we had a beautiful warm weekend. Fall is a wonderful time to be in Summit County - you get all kinds of weather. This is a great time to look at property, most of the condos are empty so it's easy to see them. You still have time to get that condo and be ready for this year's ski season. Second Home Rental Options~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Many of the buyers looking at condos and townhomes want to be able to rent the property when they are not using it. A lot of times I'm answering questions about how much income can a property bring in. One thing I've noticed over the years is that a one bedroom unit brings in just about as much as a two bedroom unit. A three bedroom brings in bit more. The higher priced properties don't necessarily bring in more income. I get my figures from property management companies like Keystone and Wildernest who take 45 to 50% of the gross rental. They give me either actual figures or an average of that size unit for a complex. A lot of owners have been renting on their own using the internet. I understand some owners are doing very well, but I don't have those figures to show you. Probably the reason they do better is that they can charge less per night because they don't have to pay the big cut to the traditional management company. The "for rent by owner" has spawned a new type of property management company. The services vary, some will help you figure out how much to charge, put it on the web, process the credit card payment, handle the check-in, and on call for emergencies. Cleaning is paid on top of the other fees (which I've seen as low as $100 per month). If you would like more information on renting your future second home give me a call (or send an email). Summit County continues to be strong in sales. Right in the town of Dillon with just a short walk to the lake and shops, I really liked this remodeled Dillon Pines two bedroom townhome style condo. Everything is new - kitchen, bathrooms, floors... Living room and kitchen on the upper floor, a big bright open area. All bedrooms and baths are on the entry level. It's sold furnished. $299,000. In Silverthorne near the Raven Golf Course is a two bedroom plus den Hideaway Townhome for $375,000. Hardwood floors and beautifully furnished. 1534 square feet and a small patio out back. One car attached garage too. Condos in the River Run area at Keystone have been selling very well this summer (the sellers are saying "it's about time").
