I think this has been one of the most beautiful autumns I ever remember in Summit County. I hope you had a chance to come up and experience our great weather and beautiful aspen trees. Even after the leaves are gone we usually have some really nice weather. There's still time to buy a condo in time for ski season.

Can you take advantage of the current market? ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

First I want to remind you, I've been selling real estate in Summit County for over 22 years. Though what the general economy is experiencing does seem like something new, we have had other times that outside factors affected what is happening in Summit County real estate.

After September 11, 2001, the travel industry had a big downturn, that may happen again with tourists feeling they shouldn't spend money on a vacation. What I remember is one sale I made where the buyer offered $200,000 on a condo in Breckenridge listed for $250,000. The seller needed out (worked in the travel industry), and sold at big discount. In just a couple years the value on the condo more than doubled.

By listening to the media it sounds like no one can get a loan. In talking to my local lenders who have been loaning in Summit County for years, that's not true. If a buyer has decent credit, has 20 to 25% to put down and the property qualifies it is possible to get a loan. When I talk about the property qualifying, on a condo any complex that has time shares or "front desk" will require a higher interest rate and maybe more down payment.

So my bottom line is if you had been considering a property in Summit County, this is the time to buy.

Lake Cottage you've been dreaming about. This home looks small from the street but your jaw will drop when you get inside. Knotty pine throughout, it's the quintessential lake cottage. The rates are changing daily and vary depending on the property type, credit scores and documentation required.
