The weather has been incredible. It's been especially nice for this
time of year. I know you will be happy to hear we got a few inches of
snow last night. Now that the Election is Over ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This past late summer and fall has been one of the slowest that I recall in 22 years in real estate in Summit County. It's especially noticeable because it's normally our busiest season with buyers who must have the condo for ski season. Now the election is over. It's a good time to check out our still larger than average inventory of properties in Summit County. In general prices have held their own, but it is taking properties a lot longer to sell. There are some very motivated sellers, but not all. In general properties are selling at 2007 prices. Sellers are coming off their price by 3 to 5 %. Each situation is different, let me know what you are looking for. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Silverthorne Townhome Two bedroom with one and 3/4 bath. This is a great starter property or a second home too. Located on a quiet street just a few blocks north of the Rec Center in Silverthorne. Large kitchen with sun room attached. Other Properties I have liked~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ These aren't my listings, but I can sell them. At Keystone some of the older complexes have nice big floor plans. Quicksilver has giant one bedroom units, the living room is spacious and the bedroom is giant. There is a unit on the market that converted the bedroom into one normal size room and one small bedroom. It's perfect for a small family. This is for sale for $310,000. Quicksilver has indoor pool and hot tub. The locations is on the Keystone bus route and just a short walk to the Lakeside Village. I had a customer ask me about ski in ski out in Breckenridge. I searched all of the units available and found what looks like a screaming deal in Breckenridge at Sundowner Condos. Two bedroom 2 and a half bath over 1300 square feet for $499,000 when the same size unit sold for $568,000 a year ago. Sundowner is on the 4 O'Clock Run in Breckenridge and a block and a half from Main Street. Garage parking, pool and hot tub. Another deal is a two bedroom in Buffalo Ridge near the top of Wildernest. This is a two bedroom one and 3/4 bath with big southern view for $270,000. I sold a similar unit in September for $292,000. Furnished and ready to go. Clubhouses with indoor pools, hot tubs, game rooms, and more. Frisco townhome just a couple blocks off Main Street for $339,500. If we were in a different market this unit wouldn't have lasted the eight days it's been on the market. Two bedroom two bath. 850 square feet. Copper Mountain Resort, right at the Super Bee lift and golf course. One bedroom at Foxpine Inn for $290,000. ground floor with no stairs, updated and fully furnished. Your credit score and how much you put down can influence the rate. The rates are changing daily and vary depending on the property type, credit scores and documentation required.
