in this issue Where has this month gone? Thanksgiving will be here before we know it. New snow in Summit County which has made everyone happy! Tax Credit Extended and Expanded ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Congress has expanded the tax credit to homeowners who want to move into a new principal residence and extended the current credit till April 30, 2010. It doesn't apply to investment properties or second homes. For the first-time home buyer the credit continues to be $8000. the bill authorizing the credit was to expire at the end of November so this is really good news for buyers who hadn't taken advantage of the credit. The other neat thing about the credit is that it is possible to amend your 2008 tax return and receive the credit right away. Now it pays to move for a current homeowner too. For the existing homeowner there is a $6500 credit, the buyer must have lived in the home 5 consecutive years out of the last eight. They don't have to sell the first property, but the new home must be a principal residence. The new home does not need to cost more than the old home. There are income limits and the upgrade home can't cost more than $800,000. The National Association of Realtors put together a chart showing the changes and a Frequently Asked Questions page.
Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This is the time of year that most of the properties in Heeney are coming off the market. The sellers still want to sell, but we don't have much activity. The Cabin with fantastic lake views is still officially on the market. The price was reduced to $265,000. I would say that seller is one of my most motivated, come take a look and make an offer. That's fairly typical for early winter. If a property hasn't sold the seller takes it off the market to rent out for the winter. Still I've seen some great places that are currently on the market. These aren't my listings but I can sell them. New on the market - a four bedroom three and a half bath, 3326 square foot half duplex backing to open space in Eagles Nest. This home is warm and inviting, main floor master, lower level rec room and bunk room. Newly remodeled kitchen. Best of all is the private feeling at the end of a lane. Listed for $698,000, I don't think it will last long. Some other interesting properties in the Silverthorne Wildernest area are: the lowest priced condo a studio unit in Buffalo Village for $160,000, what a great place to start enjoying Summit County. Just 370 square feet, but you would have use of all of the great ammenities in the complex, indoor pools, game rooms, outdoor tennis, and hot tubs. Hike right out the door, pets OK, and the dues which include the heat are just $165. per month. Updated two bedroom, two bath in Snowscape Condos for $239,000. That's a great price, they were selling for over $250K last year. Both Snowscape and Buffalo Village are on the free Summit Stage bus route. The lowest priced single family home in Silverthorne is a 3 bedroom, 1232 square foot home listed for $369,000. Built in 1988 it has an attached two car garage and backs to National Forest. Right on the Blue River is a two bedroom two bath condo for $375,000 located in the heart of Silverthorne, easy walk to shops and restraurants. Ground floor, 1161 square feet, washer and dryer, garage and best of all walk right out the patio to the river. In the million dollar price range (there are 57 homes listed for over a million in the Silverthorne area) I really liked a home in Hamilton Creek. Pearched above Silverthorne it has panoramic views of Lake Dillon and the Gore Range. The home feels like you have entered a western movie with wood paneling and hard wood floors. Lots of windows, slab granite counters in the remodeled kitchen, river rock fireplace. Five bedrooms, 4.5 baths, 3437 square feet, 4 car garage. $1,249,000. With so many choices this seemed like a good one. Lender News~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates are hovering just above 5% for a 30 year loan. You will need good credit (720 credit score or above). These rates are changing daily. The rates also vary depending on the property type, credit scores and documentation required.
