We went from a beautiful autumn to winter overnight - and it has stayed. You skiers and boarders will be happy about that.
Time to be Thankful ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Since Thanksgiving is just around the corner, I was thinking about being thankful.
When I first started in real estate when someone asked about a property, I had to make copies from the mls book, put together a map and mail the information to the customer. Now with a few clicks of the mouse the information is in your in box.
Along those same lines, we had a two week lag between when something was listed and when it came out in the mls book. Now as soon as the information is entered, all the realtors have the information and within a day or so it's on Realtor.com for the buyers to see too.
Last week when a cable was cut and internet and cell phones were down in Summit County - it sure made me realize how much we rely on them.
Even though the lending industry has a "black eye", our system where if a buyer has good credit and the property is acceptable - it is possible to get a loan and own your own home.
Home owners association documents are usually online - that's so much easier to check out prior to making an offer on a property.
We have a title system where a buyer can be sure he is getting clear title to a property. Without hiring an attorney or a lot of expense.

Ice Castle in Silverthorne~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Across the street from my office in Silverthorne an Ice Castle is being built by Brent Christensen and Ryan Davis. It will be over 35,000 square feet, made of a series ice towers made of frozen water. They hope to have it ready for tours by the day after Thanksgiving, but it's depending on weather. In fact they say it will change throughout the season.
The town of Silverthorne is sponsoring the ice castle. They will be selling tickets $10.00 for adults and $7.00 for children under 12 or $35.00 for the family.

What a time to take advantage of the great rates! To give you an example: With great credit, earnings and assets you can get a single family home with 20% down owner occupied or 2nd home. The rate should be at 4.25% on a 30 day lock. You'll need to put 25% down for a condo to get the good rates for a 2nd home.
Rates are always changing, if you would like to know what you can qualify for let me know. I can put you in touch with great lenders. I can't tell you how important it is that the lender communicates with the buyer and realtors in the transaction.
