Snow is still the "buzz" in Summit County. People were saying this was the best snow for the holidays they have seen in over 20 years. We had a lot of skiers in the county. I didn't go to the grocery store for a week.

Rocky Mountian Resort Aliance~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Last week the Rocky Mountain Resort Aliance met at Keystone. This is a group of Realtor Associations that all consist of members selling property in destination ski resorts. At the meeting were represents from Vail, Winter Park, Telluride, Steamboat Springs, Jackson WY, Park City UT, Whisler BC including Summit County.

Generally when I go to conferences most other Realtors work with buyers and sellers who are dealing with their primary home, so it's really great to hear about the real estate market and local issues in resort areas. Compared to Vail, Jackson, Park City and Whistler our prices sound like a bargin. Steamboat seem about par with Summit County and prices in Winter Park a little lower.

Across the board the complaint was lack of inventory (which will drive up prices more). They all felt that the their market was going to stay strong as long as there are no unforseen curcumstances.

There is an interesting trend in Vail. In the Vail Village several of the older hotels and lodges have been upgrading and re-developing their properties. Some with $100,000 assessments per unit, but it should be worth it wen new construction two bedroom unit in the village are selling for $3.6 millon. I can see years down the road that happening in Dillon, with the older complexes right on the lake or in Breckenridge. Maybe then they will be worth millions too.

Cataract Cove Heeney Property Back on the Market This is truly a one of a kind property. The unique setting would be hard to duplicate with its seclusion and lake access. The land consists of 2.89 acres with trees, pond, wetlands and meadow. Adjacent to Forest Service and just steps from Cataract Bay on the Green Mountain Reservoir. Zoning allows for a main house and detached caretaker's unit. Currently a two bedroom, one bath, 800 sq ft cabin is the main house, with the guest house of a small one room cabin and a bathhouse. Other properties I have liked~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

This is normally where I write about new listings, we are getting a few new listings on the market, but not many. I thought this month I would look back through the listings I told you about in 2005 and tell you what they sold for, or if they are still for sale.

Last month I mentioned a 1 bedroom at Buffalo Lodge and Dakota for $198,000, it’s still for sale plus there are 11 other one bedroom units in the River Run area between $174,950 and $198,000. If you like to be where the action is during the ski season I think you can get a good buy here.

In November I mentioned a two bedroom at Lodge at Lake Dillon which had really been fixed up complete with granite counter tops and lake view. It’s still listed for $330,000. Last week at two bedroom in Coure du lac was listed for $284,900 it is already under contract and not fixed up. But then you can do a lot of fixing for $45,000!

I really liked a one bedroom unit in Timber Ridge at the top of Wildernest in October. It was listed for $177,500 and sold late October for $168,000. Right now there is a two bedroom in the complex for $245,000.

Back in September I talked about a couple one bedroom at Crossroads in Frisco, they have both sold for $210,000 and $205,000 both $5000 off of list price. There was also a 2 bedroom plus loft townhome that I liked in Frisco it sold for $340,000, a thousand over the list price.

In August there was a large 4206 sq ft five bedroom in Silverthorne with great views and next to open space. It was listed for $799,000 it sold in 60 days for $761,000. A five bedroom home right on Ten Mile Creek in Frisco listed for $798,000 is still for sale.

In July I liked a couple two bedroom units in Prospector Village they were listed for $261,000 and $259,000. Both units did sell within the month, the sales prices were $255,500 and $254,000.

There was a neat five bedroom home in Keystone that overlooked the Snake River for $765,000 in June, that property sold in 127 days for $735,000.

27 miles of Silverthorne is Blue Valley Acres, in May I wrote about a 3 bedroom/ 2 bath single family home with an attached two car garage listed for $253,000. It sold two months later for full price.

In April I really liked a 3 bedroom home in Straight Creek Ponds, it sat against National Forest and had decks on three sides. It was listed for $325,000 and sold in May for $314,500. the highest price in the subdivision.

There was an adorable one bedroom cabin in Heeney listed for $134,900 in March, it sold pretty quick too. Sales price $130,000.

In February I mentioned one bedroom units in Keystone. Then the lowest price was $179,000. That unit sold in April for $175,000. Right now the lowest price in Silvermill is $194,900. But there are several units for less than that in other complexes in River Run.

I liked a remodeled Christiana two bedroom townhome within walking distance to the slopes of Breckenridge in January. It was listed for $425,000, in February the price was reduced to $399,000 and it sold in May for $390,000.
