in this issue Snow, snow and more snow. This is really great news for the ski areas, even though twice last week I couldn't leave home because people were stuck on the road at the top of my hill. This fall had been so mild I think everyone was denying that winter would come. If the snow keeps up, this may be one of the best Christmas ski seasons ever- so make those reservations if you were going to come out. Winter Vacant Lot Activity ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Who would think vacant lots would be a topic in my newsletter in the winter. Last week I had two offers on the half acre lot south of Breckenridge. It is under four feet of snow!! Then I looked at the active vs. sold figures that I put together at the beginning of each month. Compared to last year the number of vacant lots currently for sale are down 22% and the number of sales this year up 29%. In Silverthorne the final 35 lots owned by the Three Peaks developer have had a substantial price reduction in the last week. An example of the prices are, a lot that was $459,000 is now $336,000. There are several lots below $200,000. Three Peaks is a golf course community at the north edge of Silverthorne. It's a beautiful area with aspen, pines and meadows. Lot sizes range from a third of an acre up to just over three acres. Lots right on the golf course start at $318,000 and go up to $405,000. Currently there are 51 lots for sale in the neighborhood, so you really have too many choices. Three Peaks does have strict architectural control, the minimum square footage is 1800, the exterior must be natural materials and color. Currently there are 25 to 30 homes under construction and 20 in the design committee. The neighborhood has lovely homes in a beautiful setting. Most homes are between 2800 and 10,000 sq ft, currently there are nine homes for sale priced between $1,090,000 and $1,890,000. In the River Run Village at Keystone. There is a good selection of one bedroom units under $200,000. If you like to be where the action is, walk to the gondola, shopping and nightlife, this would be a fun location. A unit in Buffalo Lodge and Dakota for $198,000 with a view of the slopes brings in $14,500 gross rental through Keystone. In Frisco there is a one bedroom in Mountain Side for $191,000, this fall those units have been selling as soon as they come on the market. Also in Frisco is Bay Club, top floor (no elevator though) three bedroom three bath fully furnished with Lake Dillon view for $449,500. Right on the Blue River in Silverthorne is a top floor two bedroom Retreat on the Blue Condo. Nice, big, open living area with vaulted ceiling, 1283 sq ft. You could almost throw out your fishing line into the river from the deck. $339,900. In Wildernest, a completely remodeled unit in Deck Gore Range is a great deal at $178,000. Nice floor plan with 922 square feet, two bedroom, two baths a large living area. In Dillon a new complex is being built where the bowling alley was, it's called La Riva Del Lago, two bedroom units run $361,900. They are 1240 square feet, two level, with deck. There will also be underground parking and an elevator. It's hard to tell what the finishes will be like, but there are so few choices in the town of Dillon, this may be an option for you.
