in this issue November got away from me. My husband Don and I were in Arizona visiting family early in the month and then Thanksgiving took over when I got back. Even while I'm gone I do check my messages- so call or email anytime. If you are ready to start skiing, you don't have to wait any longer. The ski areas are open! Comparing Neighborhoods~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ As I drove by the Three Peaks neighborhood at the north end of Silverthorne, I thought it would be interesting to compare it to the Highlands neighborhoods near Breckenridge. Both have strict covenats with architetural control, both are on or near a golf course. The Highlands nighborhoods are larger with around 450 lots compared to around 300 at Three Peaks, they were also developed eariler so more homes have been built. Currently in the Highlands neighborhoods there are 28 active homes, 4 under contract and 38 have sold this year. The price ranges for active are from $1,195,000 (four bedroom, 4 bath, 3619 square foot) to $2,799,000 for a 6 bedroom home that is over 8000 square feet. Three of the homes that have sold this year sold for less than a million. 12 between 1 and 1.5, 19 between 1.5m and 2 million, and 4 over 2 millon. In the Three Peaks neighborhood there are eleven homes currently on the market, 4 pending and 7 have sold this year. The current listings start at $799,000 for a 4 bedroom 4 bath and go up to $1,849,000 for 5/5 and 4400 square feet. The sales ranged from $725,641 to $1,950,000 for a 4 bedroom, 4.5 bath with 5645 square feet. Comparing the vacant lots. 37 lots have sold so far this year in Three Peaks, prices ranged from $170,000 to $400,000. Currently there are 34 lots for sale the prices start at $171,900 to $550,000. At the Highlands 23 lots are for sale, prices range from $287,000 to $895,000. So far this year 83 lots have sold priced from $179,500 to $695,000. There is a lot of building activity going on in Three Peaks. I'm surprised each time I turn down a street. This years Builder's Parade of Homes featured nine homes in Three Peaks. Really neat land adjacent to forest service land which is surrounding the lake. Ready to build with well and septic for a four bedroom home in place. Give me a call to find out about this unique property. Heeney Business For Sale This is your chance. The liquor store and bait shop are for sale in Heeney! The price includes almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. At this time of year fewer properties are listed. Many that I liked have come on and sold in just days. There are some intersting options, but prices have gone up. If you don't want any monthly condo assocation dues, this two bedroom, two bath townhome in Silverthorne is a good option. 1160 square feet with a nice big kitchen and sun room off the back. Fenced yard and carport. $264,900. In Wildernest a Aspen Glen Townhome (I'm really surprised this one is still available) 2 bedroom, 2.5 bath, hardwood floors in the kitchen, tandum 2 small car garage (or work room space). New carpet and paint. Priced at $319,000. Some two bedroom units have come on the market at Treehouse. The lowest priced one is $199,900 (I sold one the same size last spring for $165,000), it has two baths. The seller has been renting it short term on his own, the 2006 income is $5290 (that's without paying a property management company). There is $2890 already booked in 2007. If you would like more info on this let me know. In Breckenridge, a 2 bedroom 2 bath Ski Hill Condo listed for $469,000. This complex has a hot tub, pool, elevator, and covered parking. The location can't be beat - in town near the new Gondola. Also in Breckenridge, Twin Elk Lodge is just up the street from Ski Hill Condo. Townhome style, garage and fully furnished. In the last year the gross rents have been over $20,000 and that was with over 30 owners nights. The price is $574,900. Let me know if you would like more information on any of these properties. Interest Rates~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Rates are still at 6% for a 30 year fixed loan. 5.875 for a 15 year loan. I work with lots of good lenders.
