in this issue Now we have winter. It's been snowing off and on since Thanksgiving (isn't this the pattern of last winter?) I know you skiers are happy! I'm happy too, it's time to get out the snow shoes and cross country skis. Yes, Virginia it is possible to get a loan ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The media continues to give the impression that financing a home is very difficult. Well, it is if your credit is below par, plus you do need to put some of your own money into the transaction. I can't stress enough how important it is to use a local lender who is familiar with Summit County properties and our market. There even seems to be a difference between our local Wells Fargo Mortgage brokers and ones out of the area. Besides you as a buyer having to qualify, the bigger hurdle in some cases is that the property must qualify. If the lender sees that other units in a condo complex are vacation rentals or investments then the condo won't qualify for some loan programs. You can still get a loan but the interest rate will be higher and it may be an adjustable rate. Each complex must be reviewed by the loan underwriter, which means reading the home owners association documents and reviewing the budget. A lot of the time the easy part of the process these days is making sure the buyer is qualified. Our local lenders have gone through the condo review process on many of the complexes and the one you like may already be on the "OK: list. If not, they are used to the process and know what to do. I have lenders who I've worked with for years. The reason I like them is that they will be straight with you and not lead you on. These days there are many variables on what your interest rate will be. The big three are; your credit score, how much you put down and as I've mentioned before, the property. Update on my listings ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Most of my listings have sold or have been taken off the market. But I can sell anything listed in the mls. Almost an acre of land, three buildings, the business and fixtures. The buyer will purchase the inventory separately. You aren't limited to liquor store and bait shop, B-1 zoning has lots of options. It's possible for the owners to live on the premises too. $350,000. More Info Rainbow Village Condo Move right in and make yourself at home. Fully furnished two bedroom two bath condo across from Rainbow Park in Silverthorne. This can be your Summit County headquarters for hiking, skiing, biking and relaxing. The log home south of Breckenridge is off the market. Other Properties I have liked ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ These aren't my listings, but I can sell them. Normally a lot of properties come off the market for the winter. This year some have, but there is still a good selection. There are some good values in single family homes right now. For $399,000 a three bedroom one and a half bath home on a fenced .27 acre lot. New carpet and paint inside and out plus a two car attached garage. Lender News ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ One reason that I wrote my lending article is that rates are down right now. If you have a good credit score and the property qualifies, local lenders have able to do loans at 5.5% for a thirty year fixed rate. The rates are changing daily and vary depending on the property type, credit scores and documentation required. Call me, I work with lots of good lenders.
