in this issue It's snowing today and the temperature is in the low 30's- ideal for Spring skiing. I hope you can make it out to Summit County this winter. Summit County Sales Graphs~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I've been working on sales statistics in the last month. For years around the first of every month I've made a note of the number of active listings and the number of sold properties in the MLS. Now I've accumulated 4 years of data, I thought you might find these graphs interesting. You can see the graphs at http://www.coloradodreams.com/charts.htm You can see that is normal for the number of properties for sale to decline in the winter. In looking at the condo/townhome graph you can see this year we have more of a shortage than usual, plus more sales. This is probably a sign that prices will be going up when sellers do start putting there properties on the market this spring and summer. The 2004 MLS sold book has not been published yet, when I have that, I'll update the sales price history. I should have it by next month. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The price has been reduced on Slopeside 2782 to $134,900. It has been rented so much that I hadn't been able to take pictures, well I finally got in last week. If you like to be where the action is, this one bedroom unit is a great value. I remember showing these as new construction and they were selling for $200,000. This is listed for $179,000. In Dillon, in Lookout Ridge, 2 bedroom 3 bath and a two car garage. Views of Buffalo Mountain. Nice finishes and a very popular complex with hot tub. $315,000. In Frisco, this is where everyone wants to be in the Lagoon Townhome complex. Three bedroom, 2.5 baths, 2098 sq ft and two car garage plus bonus room. Eastern views out over wetlands to Lake Dillon. $392,000. Just north of Breckenridge near the golf course. Highland Greens has new duplexes and townhomes with beautiful finishes of granite and slate. Breckenridge ski area views. The complex runs a shuttle into town and to the slopes. 2 bedroom, 2.5 bath, 1299 sq ft, 2 car garage, priced at $399,900. A rare home in Blue Valley Acres overlooking the Blue River. The homes on the "rim" don't come up for sale very often. Three bedrooms, 3 baths, 2650 sq ft and a two car garage.
