-- Flexible Mortgages and Financing Options We still have snow- I'm thinking this may be the longest winter ever. This spring we may have more property on the market because the locals - Can't take it anymore! Just kidding! The snow is great, all you have to do is get out and play in it! Flexible Mortgages and Financing Options~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ It used to be when I talked to a second home buyer about loan options there were no choices. Twenty percent down was it. But things have changed. Now with a new group of loan products there are interest-only loans and payment -option ARM loans. These loans aren't for everyone, a buyer with the right circumstances may benefit from the flexible features these types of loans offer. Most buyers still prefer traditional fixed or adjustable rate mortgages. Depending on the circumstances, the non-traditional loan might be the better route. For example, someone who will be relocating in the near future or simply planning on owning the property for a couple years may find that an "interest-only" loan works for them. Remember there are risks, what if the market takes a dive and you don't have the equity to pay off the balance of the loan and closing costs when you sell. Other loan options are Adjustable Rate Mortgages (ARM's) these do pay toward the principal on the mortgage and float according to a pre set index, such as Treasury Bills.
