in this issue Ah... Springtime in the Rockies, snow one day and sunshine the next. It is a great time to look at property, most of the condos are vacant and easy to get into. More are coming on the market, so you will have more choices. Our first quarter has been very strong in sales. Prices may be pushed up because of lack of inventory. What effect will interest rates have? Right now they are hovering around 6% which is still great. Investing in Summit County~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ So you have had a good year and have some extra money, you are not too excited about the stock market, maybe a home in the Colorado mountains would be a good idea. I get inquiries like that every day. Some buyers only plan on using the property a couple weeks in the winter and maybe a month in the summer. With the nightly rental rates they see advertised, and with 365 days in the year it seems like the owner can really make a killing. I'm sorry to say it doesn't work that way. It used to be that every condo in Summit County was occupied over Christmas and Spring Break, now they are pretty full, but we don't have people walking into the office begging for a bed like we did several years ago. The big difference is all the newer construction putting more condos on the market. In a ten year period the number of short term rentals available in the Keystone area doubled. Our snow conditions compared to other resorts make a big differencetoo. We are getting more summer rentals, many for three months at a time, but that doesn't bring in the high dollars per night.So the point I'm trying to make is, the property will not pay for itself with rentals, but they will help cover the costs. You should only buy a property that you like and would enjoy spending time in, because other people will like it for the same reasons. Why is investing in Summit County a good idea? First will be for the time you get to spend with your family and friends and second will be historically owners do make money when they sell. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Here is a picture off the deck of the two bedroom two bath condo I have listed. The price has been reduced on this Treehouse unit to $147,000. This could be your condo/cabin in the woods. Remodeled kitchen. Easy access off the deck for kids or pets. Great clubhouse. Hiking trails nearby. Keystone Ski Area is closing soon so it will be easy to get into the Slopeside studio (ski in-ski out at Keystone). It had been rented almost constantly since January. Listed for $134,900. The two bedroom Prospector Village is still available for $260,000. There has been lots of activity, I expect an offer to come in any day now. Snow is starting to melt off of my lot listings. From the least amount of snow to the most:

Miners Run townhome in Wildernest backing to open space. Giant deck with hot tub. Three bedrooms three bath, den 1928 sq ft, attached garage. $399,900. In Silverthorne a two bedroom two bath Blue River Run Townhome is listed for $339,900. Nice big open living area, three decks, two car garage, 1392 sq ft. Common area along the Blue River. For $292,500 a Summit Forest Condo, these are a townhome style with three bedrooms, 2.5 bath, 1386 sq. ft. and one car garage. Market Activity Charts Updated~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I've updated the sales statistics on the number of properties for sale and the properties sold. The trend sure looks like we are going to be short on inventory this summer. Right now we have less for sale and more of those properties have been selling compared to the last few years. The format has changed recently, I've had both positive and negative feedback. I would love to hear what you think.
