April 2006 Newsletter I'm looking forward to the newsletter where I don't talk about snow. We have had some spring-like days, but that's between the snow showers. Skiing has been fantastic, you still have time, the ski areas are open till Easter. New Construction in Summit County ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ The new development of Peak 7 above Breckenridge has been in the news recently. I've had several buyers ask me about the new development in the area. Vail Associates and Grand Timber Lodge have become parteners to construct a new base area. Along with skier services, Vail Associates is planning a 44 unit condominium complex. Grand Timber Development Company is building 114 fractional ownership units. Right now none of the units are being offered for sale. Later this year presales should start on the Vail development, Grand Timber is going to wait until the condos are built. Also in Breckenridge, this spring work will start on the long antipipated four-stop, eight-passenger gondola, with a completion date estimated for this coming Christmas. When finished, the gondola will carry up to 3,000 people hour from the skier parking lots, up to both the Peak 7 and Peak 8 base areas at the resort in seven-and-a-half minutes. In Frisco there are a couple new condominium projects in the works. One currently for sale is Timberline Cove. Right now it's just a foundation in the snowy ground, but they will finish up in time for next ski season. One bedroom units are 996 square feet with underground assigned parking. The complex is located near the lake and some units may have views. The pre-construction price is $234,000 for a one bedroom up to $779,000 for three bedroom with 1978 sq ft. At Keystone more is being developed at Settlers Creek Townhomes. These are located east of the River Run Village on the way to Montezuma. The lowest price is a two bedroom, 1,110 square foot townhome style unit with one car garage for $424,900. Prices go up to $779,000 for four bedrooms and 1925 square feet. Pets are allowed for owners and the neighorhood has a cozy clubhouse with hot tub. In the town of Dillon the Dillon Center building is being redeveloped with condos added. The complex is called La Riva Del Lago. Of the units available, the lowest priced is a two bedroom, 1,219 square foot unit listed for $357,500. Prices go up to $471,900 for a three bedroom with 1640 square feet. The complex will have an elevator, indoor parking and hot tub. Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Dillon Condo with Lake View Two bedroom Lakeview Condo in Dillon. Fantastic location near the Dillon museum, tennis courts, park and of course, lake. Top floor end unit. Two bedrooms, one bath 816 sq feet. Listing price has been reduced to $219,000. Living area with wood burning fireplace and large window capturing the view. One of the two bedrooms is huge- it's furnished with two sets of bunk beds plus another bed. The cabin is being sold furnished and ready to move into. There is also a one car garage. The location is perfect - next to forest service and access to the Green Mountain Reservoir. This is the prime location in the building and the unit is a larger floor with washer and dryer. Completely remodeled and very nice, listed for $405,000. In Frisco, I can't figure out why the townhome on Belford Street is still available. Three bedrooms and three full baths, 1934 sq ft, south facing with lots of sun, townhome style so lots of stairs (that may be why it hasn't sold) and a garage. It's located near the bike bath so it should appeal to active people that don't mind the stairs. Listed for $485,000. Also in Frisco is a Lagoon Townhome listed for $355,000. I think this unit would be already sold except that it's been rented a lot. Two bedroom, 2.5 baths fully furnished. Remodeled and fully furnished. Lagoon has a great clubhouse with giant pool, hot tubs and outdoor tennis courts. Of the properties I've seen and liked in Silverthrone, all were under contract except a Aspens at Eagles Nest single family home. The Aspens at Eagles Nest subdivision consists of homes on small lots, but everyone has their own fenced back yard. There are monthly association dues which include staining your house every four years. This home had been upgraded with wood floors, new carpet and tile. Three bedrooms two and a half baths, attached garage and fantastic views for $472,000. At Keystone I really liked a two bedroom in the Seasons at Keystone complex. The Seller added extra touches when the condo was being built in 2002. There are stainless appliances, granite countertops, california closets, and extra storage. It has a great location within walking distance to the Lake Village and above the Snake River. Listed for $413,000. Also in Keystone, there is an interesting unit in the Liftside at Keystone condos. This one is set up as a two story unit with each level being a lock off. Each floor is a large studio with partitions for privacy. Great view of the slopes and walk to the Mountain House. $329,000.
