The ice was completely off the Green Mountain Reservoir on April 28th and there are pasque flowers (a wild crocus) in my yard. So we really are having Spring. This is a great time to look at property. More listings are coming on the market and most are easy to see. Update on my Listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Spring means empty condos, this is especially true for Slopeside at Keystone. This ski-in ski-out unit is listed for $134,900. During the winter no one could get inside to see it, because it was rented so much, but now it's open. Think about using this studio condo as your own personal mountain retreat. In the winter let it be rented ($13,000 gross income in 2004) and use it for yourself the rest of the year. Quiet spring, summer and fall, yet you can enjoy hiking, biking and River Run activities by just stepping out your own door. More pictures of the unit are on my web site. Lots of interest on the two bedroom, two bath unit in Wildernest at Prospector Village listed for $260,000 but right now it's still available. Just to remind you two bedroom, two full bath (one with a jetted tub), 1091 square feet, two car assigned covered parking and two decks. The unit is being sold unfurnished, now the sellers may consider leaving some of the major furniture. This has been a second home for these owners, and they use it almost every weekend, these units are spacious and open - nice for full time living too. Pictures are on my web site. What can you get for $260,000?~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ I was thinking about values, Summit County compared to San Diego, New York, Paris, etc. Summit County looks like quite a bargain in comparison. That reminded me that there are a variety of values within Summit County. Below is a sample of what kind of property you can get in the areas in and around Summit County - I tried to stay right around $260,000.   * Breckenridge- Large studio unit at Tyra IV Riverbend Lodge, 560 sq ft, built in 1999, great location next to the Snowflake lift and about 4 blocks from Main Street. $259,000.   * Breckenridge- One bedroom unit in Beaver Run, 717 sq ft, built in 1980, ski-in, ski-out at the Beaver Run Super Chair lift. This unit grossed $24,119 in 2004. $259,000.   * Copper Mountain - One bedroom condo in Tucker Mountain Lodge, 562 sq ft, built in 1999, ski area views, in the village right at the lifts. $259,000.   * Copper Mountain - Two bedroom two bath Copper Valley Condo, 903 sq ft, built in 1973, large balcony, walk to the lifts. $259,900.   * Frisco - the only unit within the price range is a two bedroom two bath Meadow Creek Villa condo, 1100 sq ft, built in 1982, one car garage, ground floor. $269,000   * Keystone - One bedroom at Red Hawk Lodge, 715 sq ft, built in 1999, can sleep 6 friendly people with the Murphy Bed and sleeper sofa. In the River Run Village with a short walk to the Gondola. $259,900.   * Keystone - Two bedrooms and two baths in the Lenawee Condo complex, 1189 sq ft, built in 1977, ground floor, just across the parking lot from Keystone's lake. $260,000.   * Wildernest - My listing, two bedroom, two bath condo at Prospector Village mentioned above. 1091 sq ft, built in 1999, walk right out the door to miles of peaceful trails. $260,000.   * North of Silverthorne in Blue Valley Acres - Three bedroom two bath single family home on a acre lot, 1886 sq ft, built in 1995, two car attached garage. 27 miles north of Silverthorne. $253,000.
