in this issue We are experiencing Spring in Summit County. Your daffodils may be long gone where ours are just starting to bloom. The ice came off of Green Mountain Reservoir early last week and Dillon should be free of ice in a week or two. If you are into fishing, some of the best fishing is in the spring right after ice-off. Spring Benefits~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This is a great time of year to look at property in Summit County. If the condo had been on a short term rental, now it's empty. Many of the property management companies don't let the property be shown to potential buyers when a guest is staying in the unit. Very frustrating to me, because in the winter when you are here skiing and want to look at property, we can't get in them. Now is a great time to look. Another advantage is more properties are coming on the market. Many sellers wait until after the ski season to put their property on the market. The good news is you have a better selection, the bad news is that the sellers tend to be more firm on their prices. The best part of buying in the spring is that you would have the whole summer to enjoy the property. All through May many of the best restaurants offer two for one dinners. You will want to check the days they are in effect, many do not include weekends and some have restrictions. Check the Summit Daily when you are here. Other properties I have liked~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ This past month I've been showing a lot of units in Keystone. Keystone had been a real buyers market in the last few years, now properties are selling quicker. There still are good buys. The Argentine condo complex is right on Keystone Lake in the Keystone Village. The one bedroom unit for $204,000 is a great deal. Fully furnished and a good rental with the convention center nearby. All of the Argentine units have a view over the lake. The two bedroom condos run from $299,000 to $330,000. Some of these are set up with an adjoining door, so you would have a four bedroom unit if you bought two. Also at Keystone, the newer Oro Grande Lodge is a short walk to the River Run Village and Gondola. Two bedrooms and two baths, fully furnished and a view to the slopes. $315,000. The complex has a very nice indoor pool and hot tub. Underground parking and elegant lobby. The Summit Cove area is located between Dillon and Keystone, it includes the neighborhoods of Summit Cove, Snowberry, Whispering Pines and Soda Creek. The lowest price in the area is a four bedroom, 2 bath, 2124 square foot home on a third of an acre with a two car garage. Listed just a week for $419,900 it will probably be sold very quickly. It has been remodeled to some extent, but there is still room for your own touches. Also in the area is a three bedroom, 2.5 bath, 2324 square foot home listed for $549,900. This home has Jennair Appliances, Knotty Alder Cabinets, and hardwood floors. Lots of sun with a good floor plan. A newer home (built in 2004) is listed for $599,900 with four bedrooms, 3.5 baths, 2671 square feet, plus attached two car garage. This home features slate entry, hickory cabinets and a covered deck. In the town of Dillon there are two one bedroom condos that will make someone a nice retreat. Small, just 498 square feet, but with a lake view! Both are in Summit Yacht Club condos, right across from the tennis courts in town. Easy walk to the lake, restaurants and shops. Both units are currently rented, so it takes some notice to get in to see them. Priced at $148,000 and $149,900. The monthly dues are $212.00 per month.
