Fourth of July in Summit County- what did you want to do? There were fireworks in Frisco. Live music in Breckenridge, Frisco and Dillon. Parades in Dillon, Frisco and Breckenridge. Kids water fights in Breckenridge, Ice Cream Social in Dillon, Pancake Breakfast in Frisco and Bike Parade in Keystone. Too many choices - how about just relaxing on the deck?

Summit County is a great place to be no matter where you are. I hope you have a chance to experience it this summer.

Second Home and Resort Conference~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

A couple weeks ago I attended a conference for brokers who sell second home and resort properties. It was very exciting because many of the traditional methods used by real estate brokers don't work for the second home market. An example is sometimes I never meet a seller in person- or buyer too (I've sold a few properties where the buyer didn't see it themselves until after closing). There were 450 brokers in attendance from all over the United States and other countries too. A great place to make contacts for referrals.

The outlook for the second home and resort market continues to look good. The baby boom demographics one of the big factors. The National Association of Realtor studies show the reason they are buying is to relax and spend time with their family. That value is beyond any financial return, but appreciation doesn't hurt either. One out of four plans on making the home their primary in the future. Does that sound like you?

Some trends that were interesting to me were the shared ownership (quarter shares of million dollar properties), cruise ship condos (always on the move with the view changing every day) and the international purchase. We do have some shared ownership properties in Summit County. If they have a program in place where you know what you are getting into, it can be a way to get a lot more for your money. This month I thought I would look at price ranges and what is available without consideration to area or type of property (condo or single family etc). It was a very eye opening exercise. Our lack of properties in some price ranges and over abundance in others. This is all of Summit County. Here's the breakdown:

5 properties under 150K
26 between 151K and 250K
62 between 251K and 350K
105 between 351K and 450K
78 between 451K and 550K
65 between 551K and 650K
66 between 651K and 750K
65 between 751K and 850K
53 between 851K and 950K
32 between 951K and 999K
180 between 1 M and 1,999K
64 between 2 M and 2,999K
13 between 3 M and 3,999K
8 over 4 Million

Here are a few examples of what you get in some of those price ranges.

Under 150K A studio at Slopeside in Keystone. Right at the Mountain House lifts with under building parking. (I've heard of people buying there just to have the great parking space for the ski season). 379 square feet, top floor, priced at $149,900.

Between 150K and 250K In the town of Dillon a one bedroom one bath condo in Chateau Claire 562 square feet, priced at $189,500. Walk to shops and the Marina.

Between 350K and 450K Lances West in Breckenridge. Walk to the slops and town. Two bedroom two bath 1170 square feet on two levels. Sold fully furnished. $399,000. Last year $19,346 in gross rentals.

Between 550K to 650K Half duplex in Silverthorne. Three bedroom, office, family room and three baths. Attached two car garage. 2216 square feet. Upgrades include solid hickory flooring, new kitchen cabinets and appliances. Gas fireplace. Fenced back yard. $595,000.

Between 750K and 850K Ranch style home in Soda Creek (between Dillon and Keystone). Four bedrooms, three and a half baths plus breakfast nook and family room. Attached oversize three car garage with heated driveway. 3314 square feet. Priced at $789,900.

Between 850K and 950K Four bedroom three bath home on wooded lot in Willow Creek Highlands (north end of Silverthorne). Massive river rock fire place and big log beams give this home a real mountain feel. Neat water feature in the back yard too. 3632 square feet with lower level rec room and attached 3 car garage. $895,000.
