Busy.. That’s the Summit County buzz word right now. In fact the locals don’t even have time to look at real estate. That isn’t dampening the market, this summer is similar to 2000, which had been wild!

Dealing with Multiple Offers~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Four of the last six properties I’ve sold had multiple offers. That is not fun for the Realtors or buyers (the seller likes it). In one case the property had been on the market for a year. You would think there would be some room to negotiate, but as soon as more than one offer comes in then the property may sell for over the list price. What do you do as a buyer in this kind of market? First, when I’m showing you the property and it looks like you are considering making an offer, I’ll call the listing agent just to make sure it is still available and find out if there are any other offers. The bad news is even though the listing agent doesn’t know of another offer, someone could be writing it up at that moment. Other buyers are looking too, by the time the contract is written up, or if you need to have someone review it, other contracts may have been submitted.

When you make the offer it needs to be as strong as possible. It is normal to have financing and inspection contingencies in our contracts. If you need to sell something else or have odd conditions, such as seller paying closing costs, that will not help your offer. The seller will look at the bottom line – how much he will net out of the sale. Timing is another factor – a quick close or after a certain date that the seller wants to use the property.

It’s a challenge, I will lead you through the multiple offer hurdles. But let's hope we don't have the experience.

Update on my listings~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

Only three lots left: In order by price; $55,000 almost an acre in Blue Valley Acres (2 miles north of the Green Mountain Reservoir). Neighborhood open space along the Blue River for owners to use. Nice flat building site with mountain views. Water tap paid. * $115,000 seven miles south of Breckenridge backing to national forest. This lot is a sleeper, when you drive by it looks intimating because the front is pretty steep and the lot is fenced. But there is a deeded easement with shared driveway with the neighbors. Trees and mountain views. * $250,000 almost an acre above the Heeney Marina. Fantastic Green Mountain Reservoir views. Mostly flat, “city” water available and septic needed.

Wildernest two bedroom two bath condo for $147,000. If you are looking for a mountain get-a- way at an affordable price this Treehouse condo is it. The seller refers to this comfortable condo as his cabin in the mountains. It is, and he doesn’t have to worry about snow plowing, making sure the water doesn’t freeze, if there is TV reception, security and much more. Treehouse also has a great clubhouse the whole family will enjoy with hot tubs, swimming pool, video games, table games, lounge area with fireplace and quiet nooks.

When I go though the lists of properties I’ve looked at in the last month many of them are already under contract. These are still available – not my listings but I can sell them.

At the base of Wildernest a two bedroom two bath 917 sq ft condo with one car garage. Gate on deck right out to the woods. Washer and dryer in the unit. $229,000.

Three bedroom two bath 1697 sq ft half duplex in Dillon Valley. Nice open living room with soaring vaulted ceiling. One car garage. This home backs to I70, but a fence and berm has been built so the road noise didn’t seem too bad. Listed for $279,000.

Lake Dillon views from this three bedroom, three bath 2362 square foot, townhome in Corinthian Hills (Dillon). Large living area with sunny deck. Completely furnished and ready to enjoy as your own. Neighborhood clubhouse with pool and hot tub. $539,500.

Newer Ranch at Eagles Nest 2288 sq ft single family home. Three bedroom three bath lots of upgrades including “chef’s kitchen and luxurious master”. Golf course views. Small but enchanting yard. $679,000.

Right on Ten Mile Creek in Frisco. Five bedroom three and a half bath 2797 sq ft single family home. Family room and two car attached garage. Deck overlooks creek and bike path. Just two blocks to Frisco Main Street with shopping and restaurants. I don’t think this home will be on the market for long. $798,000.

Lots of room in this 4206 sq ft home in Silverthorne. Five bedrooms four and a half baths, and an attached four car garage. Lower level family room, giant deck overlooking wet lands and willows (watch out for moose). $799,000.

If I had a million and a half, these two homes would be neck and neck vying for my dollar:

In Keystone Ranch right on the 1st green of the golf course. Four bedroom, six bath, 5198 sq ft contemporary home. Incredible views of mountains with the golf course in front. Beautiful finishes with granite and marble. $1,500.000.

Another golf course property with more of an rustic mountain feel in Eagles Nest (Silverthorne). Five bedrooms, five and a half baths, 4634 sq ft, with golf course and Buffalo Mountain views. Hot tub on huge deck. Kitchen to die for, three fireplaces, Hickory floors, log stairway and lots of windows catching the south west views. $1,595,000.
