in this issue Do you believe how fast this summer has gone, I'm sure that's true for you where ever you live. We have had some pretty warm weather (up into the 80's) for the locals, but the visitors love it compared to their 100 degree tempatures at home. Summit County Sales Statistics ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ When talking to my fellow realtors we sure had a feeling that the first half of 2006 was very busy and strong on sales. Now we've got the numbers to prove it. I've got the latest statistics up on my web site, you can get a PDF copy by clicking here. You will see that the dollar volume on homes and duplexes is up over 30 % from first half of the year in 2005. Condos and townhomes up 20% and land 34%. The number of sales and average sales price is up in all categories too. Our market had been fairly flat in Summit County since 2001, even before September 11th. When the rest of the country was booming we were relatively slow in sales. Things started turning around last summer. Frisco and Breckenridge recovered before that. Condos are not appreciating as quickly as homes, but that has always been the tradition. What will the future bring? My crystal ball is foggy. What I do know is if you want to buy a property to give you a place to spend time with your family, even if the prices go down that's still a value. Interest Rates~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ You may have heard that interest rates are going up. They have, compared to a year ago. Though I remember being very excited when they got down to 10% (remember I've been selling real estate for 20 years). Right now a 30 year fixed rate loan is at 6.375% if you are borrowing more than $417,000 (jumbo loan) then it's a little higher at 6.625%. A 15 year fixed rate loan is 6% and 6.25% for the jumbo. Adjustable rate loans are still pretty high with a 5 year ARM at 6.125% I work with lots of good lenders.
